If one looks at <strong>the</strong> AEC life-cycle from <strong>the</strong> traditional perspective (design-> build<br />

sequence), <strong>the</strong> pre-construction phase offers <strong>the</strong> contractor many opportun:es to utilize a<br />

CADD model. For example, <strong>the</strong> contractor would benefit greatly from a CADD model<br />

dur<strong>in</strong>g <strong>the</strong> cost eng<strong>in</strong>eer<strong>in</strong>g phase because it can be utilized to per<strong>for</strong>m automatic quantity<br />

take-offs, cost<strong>in</strong>g, <strong>and</strong> pric<strong>in</strong>g. The coupl<strong>in</strong>g of <strong>the</strong> Critical Path Method (CPM)<br />

methodology with <strong>the</strong> 3-dimensional (3D) capabilities of CADD software can be used to<br />

develop construction activity sequenc<strong>in</strong>gs as well as construction schedule animations.<br />

Constructability reviews is ano<strong>the</strong>r pre-construction task which clearly benefits from <strong>the</strong> use<br />

of 3D model<strong>in</strong>g capabilities. Simulat<strong>in</strong>g, visualiz<strong>in</strong>g, <strong>and</strong> animat<strong>in</strong>g construction methods<br />

<strong>and</strong> activity sequences equals or supersedes <strong>the</strong> typical process of mentally build<strong>in</strong>g <strong>the</strong><br />

project.<br />

Dur<strong>in</strong>g <strong>the</strong> construction phase, <strong>the</strong> contractor can generate CADD-based as-built<br />

plans <strong>in</strong> real time. In do<strong>in</strong>g so, <strong>the</strong> contractor <strong>and</strong>/or <strong>in</strong>spector can compare as-built<br />

coord<strong>in</strong>ates of critical objects with as-planned specifications. The advent of real-time x-y-z<br />

position<strong>in</strong>g software <strong>and</strong> hardware means this task can be readily executed. Shop draw<strong>in</strong>g<br />

preparation, yet ano<strong>the</strong>r construction task, has a prepare-submit-review cycle that <strong>the</strong><br />

CADD plat<strong>for</strong>m can enhance. S<strong>in</strong>ce design <strong>in</strong>tent could be electronically embedded with<strong>in</strong><br />

<strong>the</strong> CADD model, contractors or sub-contractors would have no problem <strong>in</strong> access<strong>in</strong>g it.<br />

Periodic payment requests can be also automatically generated with <strong>the</strong> <strong>in</strong>put com<strong>in</strong>g from<br />

as-built CADD models.<br />

At <strong>the</strong> end of construction, as-planned <strong>and</strong> as-built CADD models can be transferred<br />

to <strong>the</strong> owner of <strong>the</strong> facility <strong>for</strong> utilization dur<strong>in</strong>g <strong>the</strong> operation <strong>and</strong> ma<strong>in</strong>tenance stages. This<br />

closes <strong>the</strong> loop <strong>in</strong> which <strong>the</strong> owner receives a CADD model that can be <strong>in</strong>terfaced with<br />

commercially available or <strong>in</strong>-house developed software to per<strong>for</strong>m facilities plann<strong>in</strong>g <strong>and</strong><br />

management. In this context, already matured CADD technology can be readily utilized,<br />

becom<strong>in</strong>g <strong>the</strong> common environment <strong>in</strong> which to communicate design requirements,<br />

per<strong>for</strong>mances, <strong>in</strong>tent, artifacts, changes, <strong>and</strong> as-built data. CADD technology is thus capable<br />

of leverag<strong>in</strong>g all phases of <strong>the</strong> life-cycle process; <strong>and</strong> last, but certa<strong>in</strong>ly not least, CADD<br />

technology is capable of empower<strong>in</strong>g <strong>the</strong> owner to optimize <strong>the</strong> facility aspect of <strong>the</strong>ir<br />

mission execution.<br />

Towards a paperless AEC <strong>in</strong>dustry. One can easily speculate <strong>and</strong> bra<strong>in</strong>storm o<strong>the</strong>r<br />

applications <strong>for</strong> CADD. One of those future applications falls <strong>in</strong> <strong>the</strong> construction phase <strong>in</strong><br />

which <strong>the</strong> super<strong>in</strong>tendent carries, still <strong>in</strong> his/her back pocket, a floppy disk conta<strong>in</strong><strong>in</strong>g <strong>the</strong><br />

plans <strong>and</strong> specifications. Should <strong>the</strong> super<strong>in</strong>tendent need to look up a detail, he or she<br />

would go to <strong>the</strong> nearest wea<strong>the</strong>r-proof visualization site station, <strong>in</strong>sert <strong>the</strong> disk, call up <strong>the</strong><br />

desired draw<strong>in</strong>g ei<strong>the</strong>r with voice comm<strong>and</strong>s or with pen-comput<strong>in</strong>g technology, zoom <strong>in</strong> as<br />

required, <strong>and</strong> yes, locally pr<strong>in</strong>t a section of <strong>the</strong> details if paper is absolutely necessary.<br />

V2 Flavors <strong>and</strong> V12 Mix<strong>in</strong>s. If CADD technology has matured to <strong>the</strong> po<strong>in</strong>t that all <strong>the</strong><br />

tasks described above are now possible, <strong>and</strong> many more are with<strong>in</strong> range, why has<br />

technological progress not happened yet? Many researchers arid practitioners who have<br />

studied <strong>the</strong> T 2 process agree on <strong>the</strong> basic notion that <strong>the</strong> T 2 process is a metamorphosis with<br />
