29-5.C.4. Professional Offices and Home Occupations for Resident Occupants; Homeoccupations or professional offices may be conducted as an accessory use in aresidential district subject to compliance with the following standards andrequirements: *a. Such use shall be conducted only by the resident occupants of buildingsconstructed as single-family residences.b. There shall be no more than two nonresident persons employed on thepremises, including partners, associates, part-time and full-time employees andindependent contractors. To the extent a non-resident person is employed, ahome occupation permit shall be required and limited to an individual propertyoccupant for a specified residentially-zoned property. Said permit shall bedeemed non-transferable and shall terminate upon the abandonment of thehome occupation use.c. Such use shall not occupy an area in excess of 750 square feet or an area equalto 20% of the gross floor area of the principal residence; whichever is less.d. Professional office or home occupation uses shall be permitted on aresidentially-zoned lot. Such use shall be conducted in either a principalresidence or a legally-authorized accessory apartment, but not both.Professional office or home occupation uses shall not be conducted in otheraccessory buildings, including but not limited to garages, sheds or outbuildings.e. All products sold on the premises shall be made on the premises, except for thesale of items which are incidental to the provision of a permitted service.f. There shall be no mechanical or structural fabrication, assembly or processing ofany products or items, except that which shall be incidental to the permittedaccessory use.g. There shall be no outside storage and no display, advertising or other visibleevidence of such use outside the building in which it is located, except for asingle identification nameplate not exceeding two square feet in area.h. Written permission from a property owner and/or from a land association in thecase of a residential condominium development shall be provided prior toapproval.5. Adaptive Use of Historic Buildings: It is the policy of the Commission to encourage thepreservation, restoration and maintenance of existing residential and related outbuildings ofhistorical and/or architectural significance along Danbury Road. Accordingly, theCommission may grant Special Permit approval for the adaptive use of said structures inR-lA and R-2A Districts where the nature and conduct of such use shall: enhance andpreserve the exterior and interior integrity of the structures; enhance and preserve theaesthetic appearance of the remainder of the property; and, maintain the general characterof the neighborhood, subject to the following standards and requirements:88
