29-5.C.number of employees on-site at any one time, hours of operation, types ofvehicles to be used, anticipated visitor use, estimated traffic generation andtypes of traffic expected; in addition, a description of how the proposed usewould enhance the condition and appearance of the structure and property.(4) Description of all alterations which shall be required to comply with presentfire, building, health and safety codes.(5) Floor plans of the structure(s) proposed for Adaptive Use showing theproposed layout of rooms and the proposed use of all areas within thebuilding.c. Eligible Uses for Adaptive Use(1) Structures may be used for business, professional or business enterprisepurposes. Nonresidential uses which require a substantial departure from aresidential use appearance or that generate significantly higher traffic levelson a regular basis or that conflict with the character of the area shall not bepermitted.(2) Uses shall be limited to those specified by the Adaptive Use Special Permit.Any change in use requires approval by the Town Planner and the issuanceof a Zoning Permit. If the Town Planner questions the eligibility of arequested use, then it shall be referred to the Commission for finaldetermination. Any change to the property which increases developmentintensity, either in physical size or by type of use, shall require anamendment to the Special Permit.(3) In conjunction with uses eligible for adaptive use, residence apartments maybe permitted within the principal building subject to the followingrequirements:(a)(b)(c)(d)Each apartment shall have a minimum of 500 square feet of grossfloor area.Each apartment shall have a separate means of ingress and egress.A common entry hall may be used, but access to an apartmentthrough another apartment or through an area devoted tononresidential use is prohibited.At least one side of the residence apartment shall be at or abovegrade.Adequacy of Facilities: Certification shall be required from the TownSanitarian that the sewage disposal system is adequate to serve theresidence apartments and other proposed uses.90
