29-4.F.compliance with the lot width and lot area requirements established by theseRegulations.3. Non-Conforming Uses of Land: Where a lawful use of land exists at the effective date ofadoption or amendment of these Regulations which is no longer permitted under theprovisions of these Regulations as enacted or amended, such use may be continued solong as it remains otherwise lawful, subject to the following provisions:a. Such non-conforming use shall not be enlarged or increased, nor extended tooccupy a greater area of land than was occupied at the effective date of adoption oramendment of these Regulations.b. Such non-conforming use shall not be moved in whole or in part to any portion ofthe land other than that occupied by such use at the effective date of adoption oramendment of these Regulations.c. If such non-conforming use is superseded by a permitted use, it shall thereafterconform to the requirements of the district in which it is located, and the nonconforminguse shall not thereafter be resumed.d. No non-conforming use of land shall be changed to another nonconforming use.4. Non-Conforming Structures: Where a lawful structure exists at the effective date ofadoption or amendment of these Regulations which could not be built under the provisionsof these Regulations as enacted or amended, such structure may be continued so long asit remains otherwise lawful, subject to the following provisions:a. Such non-conforming structure shall not be enlarged in any dimension or altered ina manner which extends or increases the nonconformity but may be altered todecrease the nonconformity. *b. If such non-conforming structure is damaged or destroyed by any means, it may berepaired or replaced to an extent which does not increase the nonconformity. Suchrepair or replacement shall commence within six months after the damage ordestruction occurs, and shall be completed within 18 months after commencement.If such repair or replacement is not accomplished within such time periods, thestructure shall be reconstructed in conformity with the requirements of the district inwhich it is located.c. If such structure is moved for any reason for any distance whatsoever, it shallthereafter conform to the requirements of the district in which it is located after it ismoved.d. A nonconforming use of a building or structure may be changed only to aconforming use.5. Non-Conforming Uses of Structures and Land in Combination: Where a lawful use of astructure, or of a structure and land in combination, exists at the effective date of adoptionor amendment of these Regulations which is no longer permitted under the provisions of64
