29-5.C.a. Eligibility Criteria for Adaptive Use:(1) Structures eligible for Adaptive Use shall have historical and/or architecturalsignificance to Wilton. The Commission shall issue findings as such basedupon evidence submitted;(2) The property on which the structure is, or is to be, located shall have aminimum of 100 feet of frontage on Danbury Road, or for property notmeeting the frontage requirement, eligibility may be granted if a portion of anexisting, principal, historic and/or architecturally significant structure islocated within 100 feet of Danbury Road; and,(3) Eligibility may be granted to any Wilton building having historical and/orarchitectural significance which shall be moved onto a property having aminimum of 100 feet of frontage on Danbury Road, subject to all otherrequirements of these Regulations.b. Application Requirements: Adaptive use of historic and/or architecturally significantbuildings shall be permitted subject to Special Permit and Site Plan approvals inaccordance with 29-10 and 29-11, and the following additional information:(1) Evidence that the property on which such structure is, or is to be, located hassufficient frontage on Danbury Road, or otherwise meets the eligibility criteriastated above in 29-5.C.5.a.(2) Evidence as to the historical and/or architectural significance of suchstructure proposed for Adaptive Use, containing, at a minimum, the followinginformation:(a)(b)(c)Evidence regarding historical significance, if appropriate, of suchstructure (e.g., date of construction, ownership use, etc.).Documentation shall cite sources such as the Wilton Land Records,the Wilton Architectural and Historical Resources Survey, historicalresource inventories, historical documents and/or listing on local, stateor national historic registers.Evidence regarding architectural significance, if appropriate, of suchstructure describing the architectural merits of any proposed structure,including importance of the structure in the architectural community.A physical evaluation of the structure which describes at a minimum,the following: general overview of the structure (e.g., fenestrationstyle, facade unique characteristics, materials, etc.); existing physicalcondition of exterior and interior; additions to the structure (includingdates, general description and the relationship of the addition to theoriginal structure); and, problems with existing structure (rot,infestation, structural stability etc.).(3) Description of the nature of the proposed Adaptive Use including ownership,tenants, maximum number of employees and breakdown of the maximum89
