3.11.11 Construction Impacts and Mitigationn<br />

3.11.11.1 Construction Impacts<br />

During the construction stage both options will have a significant and negative visual impact.<br />

The primary landscape impact will be caused by the removal of the existing tree planting<br />

along the northern boundaries of the <strong>Newlands</strong> Golf Course and the agriculture land to the<br />

east, to allow for the temporarily diverted traffic. To the north of the road corridor the<br />

temporary traffic diversion will require the removal of some of the tree planting along the<br />

edge of the open space located at Boot Road and the removal of the grass verge to the east of<br />

the junction.<br />

Visual impact will be caused by the following elements associated with construction work:<br />

• Removal of existing tree planting / vegetation<br />

• Dusting<br />

• Construction Traffic<br />

• Site Huts<br />

• Building materials<br />

• Ground Disturbance / temp works<br />

• Site Hoarding/ Security Fencing<br />

• Construction Work/ Cranes<br />

The visual impacts due to construction will be short term and will terminate upon completion<br />

of the development.<br />

3.11.11.2 Mitigation (Construction Phase)<br />

Visual Impact:<br />

The visual impact during construction phase will be partially mitigated somewhat by<br />

appropriate site management measures and work practices to ensure the site is kept tidy, dust<br />

is kept to a minimum, and that public areas are kept free from building material and site<br />

rubbish. Appropriate site hoardings will be put in place around the perimeter of the site. Car<br />

parking will be provided for construction staff on site to prevent parking on the surrounding<br />

road network.<br />

In general the visual impact will be seen as an unavoidable part of construction works. The<br />

impact will be temporary and to ensure the time frame for construction is as short as possible,<br />

taking into account health and safety issues, proper site management procedures will be<br />

implemented to ensure that the works are completed on programme.<br />

Landscape Impact:<br />

Tree protection measures will be implemented to protect the trees, located on, or adjacent to,<br />

the site, that will not be removed.<br />

The removal of the existing trees will be mitigated, after the construction works are<br />

completed, by their replacement with trees of similar species.<br />
