Article 9 General RegulationsSection 9.08 Measurements and Exceptions27.5-acre parcel in the RS-7.5 zone would be allowed a maximum <strong>of</strong>159 dwelling units [27.5 × 5.8 =159].C. RoundingWhen the number <strong>of</strong> dwelling units yielded by the density calculationresults in a fraction, the fraction must be rounded down to theprevious whole number.9.08.04 Floor Area RatioA. MeasurementFor the purpose <strong>of</strong> calculating floor area ratios, the floor area <strong>of</strong> thebuilding is the sum <strong>of</strong> the gross horizontal areas <strong>of</strong> all floors in thebuilding measured from the exterior faces <strong>of</strong> the exterior walls or fromthe center line <strong>of</strong> walls separating two buildings. Floor area expresslyincludes all <strong>of</strong> the following:1. floor area <strong>of</strong> any floor located below grade or partially belowgrade that is not a basement;2. elevator shafts and stairwells on each floor;3. floor area used for mechanical equipment;4. attic space having clear height (head-room) <strong>of</strong> 6 feet 9 inches ormore;5. mezzanines;6. porches that are enclosed by walls on 3 or more sides; and7. floor area within the principal structure that is occupied byaccessory uses.B. Calculation<strong>The</strong> floor area ratio standards <strong>of</strong> Section 3.04 establish the maximumratio <strong>of</strong> building floor area to lot area. <strong>The</strong> maximum floor areapermitted on a lot is calculated by multiplying the applicable floorarea ratio standard by the area <strong>of</strong> the lot upon which the building islocated.C. ExceptionsFor the purpose <strong>of</strong> calculating floor area ratios, enclosed floor areadevoted to required parking and the drive aisles and circulation areaassociated with such parking are not to be counted as floor area. <strong>The</strong>enclosed floor area <strong>of</strong> non-required parking spaces will be counted asfloor area for the purpose <strong>of</strong> calculating floor area ratios.9.08.05 Lot WidthA.
