Article 2 Residential ZonesSection 2.05 Cluster Development2.05.07 Cluster Lot and Building StandardsA. Minimum Lot Area and WidthThere is no minimum lot size (area or width) requirement for clusterdevelopments. Lot sizes must be adequate to meet all applicablezoning ordinance standards.B. Minimum Setbacks1. A setback equal to the minimum front setback of the base zonemust be provided along the entire perimeter of the clusterdevelopment that is adjacent to any street or right-of-way.2. A setback equal to the minimum rear setback of the base zonemust be provided along the entire perimeter of the clusterdevelopment that is not adjacent to any street or right-of-way.3. In the project, the minimum distance between buildings must beat least 6 feet. Building separation distances must also beadequate to ensure compliance with all applicable building andfire codes.2.05.08 Building EnvelopesThe proposed ground-plane building envelope for all houses must be shown on theplans that accompany the permit application with enough detail to allow adetermination of compliance with required development standards. The groundplanebuilding envelope must delineate the area on the lot in which the building willbe placed.2.05.09 Common Open SpaceA. Minimum Area1. At least 40 percent of the total area of a cluster developmentmust be retained as common open space and dedicated to aprivate entity for operation and maintenance.2. Such open space areas must be used to protect natural resourceareas on the site or be devoted to recreational amenities that arelocated so as to be readily accessible, available to, and usable byall residents of the development.3. At least 25 percent of the required common open space must beimproved with active or semi-active, outdoor recreationalamenities, such as swimming pools, play areas, ball fields, picnictables, or walking trails.4. The following may not be counted toward satisfying commonopen space requirements: required perimeter setbacks aroundthe development, streets, parking areas, driveways, ordevelopment lots.B.
