Article 12 Review ProceduresSection 12.04 <strong>Zoning</strong> Map Amendments (Rezonings)detailed engineering studies until such time as the zoning mapamendment has been approved. Stage I development plans are notrequired with applications submitted by the Planning Commission orthe <strong>City</strong> Commission.12.04.02 Minimum AreaA. In computing the area <strong>of</strong> a proposed rezoning, all <strong>of</strong> the followingmust be counted:1. the area <strong>of</strong> public rights-<strong>of</strong>-way within the interior <strong>of</strong> the areaproposed to be rezoned;2. one-half the area <strong>of</strong> public rights-<strong>of</strong>-way abutting the areaproposed to be rezoned; and3. the area <strong>of</strong> any land contiguous with the area proposed to berezoned if such contiguous land area already bears the zoningclassification sought in the rezoning, whether or not suchcontiguous land area is within the zoning jurisdiction <strong>of</strong> the city.C.
