Article 12 Review ProceduresSection 12.04 <strong>Zoning</strong> Map Amendments (Rezonings)12.03.04 <strong>City</strong> Commission Action<strong>The</strong> <strong>City</strong> Commission must take final action on the proposed text amendment by asimple majority vote.12.03.05 Review and Approval CriteriaA. Before any zoning ordinance text amendment is approved, thePlanning Commission and <strong>City</strong> Commission must find that theproposed amendment is allowed to be included in the text <strong>of</strong> thiszoning ordinance and:1. that the proposed amendment is consistent with the adoptedcomprehensive plan; or2. that the amendment is necessary to correct an error orinconsistency in the zoning ordinance; or3. that the amendment is necessary to meet the challenge <strong>of</strong> achanging condition that was not anticipated in thecomprehensive plan.B. Required findings must be in writing and be accompanied by a writtenreport that explicitly describes the reasons and substantiation for suchfindings. <strong>The</strong> findings and written report must be recorded in theminutes and records <strong>of</strong> the Planning Commission or the <strong>City</strong>Commission, as applicable.12.03.06 Notice to NKAPCPursuant to KRS 147.705, the <strong>City</strong> Commission must, within 60 days after adoption<strong>of</strong> any zoning text amendment, furnish a copy <strong>of</strong> the adopted amendment to theNorthern <strong>Kentucky</strong> Area Planning Commission.Section 12.0412.04.01 Application<strong>Zoning</strong> Map Amendments (Rezonings)A.
