Article 12 Review ProceduresSection 12.10 Zoning Permits3. A plot plan in duplicate drawing at a scale of not less than oneinch to 50 feet, showing the following information as required bythis zoning ordinance:(a) The location of every existing and proposed building,including dimensions and height, and the number, size,and type of dwelling units.(b) All property lines, shape and dimensions of the lot to bebuilt on.(c) Lot width at front setback line.(d) Minimum front, rear and side setbacks.(e) Existing topography with a maximum of five foot contourintervals.(f) Total lot area in square feet.(g) Location and dimensions of all access points, driveways,and off-street parking spaces.(h) A drainage plan of the lot and its relationship to adjacentproperties, including spot elevations of the proposedfinished grade, and provisions for adequate control oferosion and sedimentation, indicating the proposedtemporary and permanent control practices and measureswhich will be implemented during all phases of clearing,grading, and construction.(i) All sidewalks, walkways, and open spaces.(j) Location, type, and height of all walls, fences, and screenplantings.(k) Location of all existing and proposed streets, includingrights-of-way and pavement widths.(l)12.10.03 [Insert Official] ActionAll existing and proposed water and sanitary sewerfacilities to serve the lot, indicating all pipe sizes, types,and grades.A. The [Insert Official] must either approve or disapprove the zoningpermit application. If disapproved, one copy of the submitted plansmust be returned to the applicant marked “disapproved” with adescription of the reasons for such disapproval. The other copy,similarly marked, must be retained by the [Insert Official].B. If approved, one copy of the submitted plans must be returned to theapplicant marked “approved.” The other copy similarly marked, mustbe retained by the [Insert Official]. Once approved, the [InsertOfficial] must issue a zoning permit to the applicant and retain aduplicate copy for his or her records.C.
