Screening areas must bedesigned, provided, and maintained according to the following:A. Where vegetative or topographic conditions that provide a naturalscreening and buffer exist prior to development of properties inquestion, every effort must be made to retain such conditions. In suchcases additional screening may not be required, provided thatprovision is made for maintenance of such condition to thesatisfaction of the Zoning Administrator or Planning Commission, asrequired by this section.B. Whenever screening is required, it must be provided as follows:1. All screening must be provided by the construction of a Class 1or Class 5 fence, as regulated by Section 9.02 of this chapterand/or evergreen trees;2. All trees must be a minimum of 10 feet in height when planted;however, smaller trees (a minimum of 5 feet in height) may beutilized in combination with berms (e.g., earthen mounds) toprovide the minimum 10-foot height requirement; berms mustbe covered with suitable vegetation, such as grass, ivy, andshrubs, to preclude erosion of the berm;3. Trees which are intended to provide screening to separate multifamilydevelopment from single-family development may not beplanted further than 15 feet apart; parking facilities which arelocated adjacent to the single-family areas must be additionallyscreened to a minimum height of 3 feet (via an earth berm,depressed parking, solid fence, etc.) to reduce automobileheadlight glare onto adjacent property;4. Trees which are intended to separate commercial and industrialdevelopment from residential development (single-family andmulti-family) may not be planted further than 10 feet apart;parking facilities which are located adjacent to residential areasmust be additionally screened to a minimum height of 3 feet (viaCovington, KentuckyZoning Ordinance Draft: 6/22/05Page 8-1
