Article 12 Review ProceduresSection 12.05 Planned Unit Developments (PUDs)5. Record Plat RequirementsThe applicant must submit a record plat in conformance withthe Stage II approved plans. If the record plat is submitted insections, an index must be developed showing the entire planarea. The particular number of the section and the relationshipof each adjoining section must be clearly shown by a small keymap on each section submitted. The record plat must conform tothe applicable requirements of the subdivision regulations,unless specifically waived by the Planning Commission.B. Planning Commission Action1. The Kenton County Planning Commission or its authorizedrepresentative must review the Stage II plan to determine if itcomplies with the approved Stage I development plan and allother applicable requirements of this zoning ordinance.2. Stage II plans may be approved only if the PlanningCommission, or its duly authorized representative, determinesthat they comply with the approved Stage I development planand all other applicable requirements of the subdivisionregulations and this zoning ordinance.3. In approving the Stage II plan, the Planning Commission, or itsduly authorized representative, is authorized to approve minordeviations from the approved Stage I development plan,provided that such deviations do not affect the spatialrelationship of structures, change land uses, increase overalldensity, alter circulation patterns (vehicles and pedestrian) ordecrease the amount or usability of open space or recreationareas, or permit activities that do not comply with this zoningordinance. Any proposed deviation that affects these specifiedelements of the development plan will require an amendment tothe Stage I development plan per Sec. 12.05.044. Following approval of a Stage II plan, the Planning Commission,or its duly authorized representative, must forward a copy of theapproved Stage II plan to the [Insert Official], who is authorizedto grant permits only in accordance with the approved Stage IIplan and other applicable regulations of this zoning ordinance.5. Following approval of a Stage II plan, the Planning Commission,or its duly authorized representative, must review the submittedrecord plat to determine if it complies with the applicablerequirements of the subdivision regulations and the approvedStage II plan.6. Record plats may be approved only if the Planning Commissiondetermines that the record plat complies with the applicablerequirements of the subdivision regulations and the approvedStage II plan.7.
