Moravian College • Preservation Master Plan original tall arched niches and the installation of modern vertical vents. Some cracking and water damage is evident in the ceiling vaults at the corners of the room and in the apse, and some paint failure was observed on the north wall toward the west end. Current Use Comenius Hall is currently used to house classrooms and faculty offices. The Comenius Center, the graduate and continuing studies department of Moravian College, is also located in Comenius Hall within the former library area. Moravian College • Preservation Master Plan historic elements is of critical importance. It is recommended that the interior and exterior receive a Rehabilitation treatment. Much of the extant historic fabric has survived multiple renovations and reuses. Repair, maintenance, and preservation of this remaining building fabric throughout future changes should be a priority. The current use of the building is essentially a continuation of an original use for part of the building (i.e. classrooms and offices), which then spread to upper floors. As such, this is felt to be a good use of the building and it is recommended that this or similar uses be employed in the future. As of early 2009, plans for a major renovation of Comenius Hall are underway. This is an opportunity to implement the guidelines and recommendations outlined in this preservation plan. Anticipating a comprehensive design approach to the upcoming renovations for Comenius, an opportunity will be Figure 8-215. Comenius Hall, large crack in stonework on west side indicating structural settling (JMA 2009). created to not only upgrade building systems, but also to better integrate them into the existing historic fabric of the building. It is apparent that building system installations and upgrades in Comenius Hall were often implemented in a piecemeal fashion over many years with little consideration of significant architectural features and historic fabric. The systems that will likely require upgrade and a sensitive design approach include electrical, plumbing, HVAC and fire suppression. Structurally, there appears to be a section on the northwest corner of the original Comenius Hall building adjacent to the chapel that has settled sometime in the past. A sag is evident in the wall, and the resulting cracks between masonry units have since been re-pointed. No new cracks were observed. Historic windows and their frames in this area have become distorted and even inoperable, and there is clear evidence of past repairs to keep the window sash functional despite the settling and resultant crookedness. The condition may have stabilized, but the building should be examined by a structural engineer as part of the upcoming renovation plan. Other maintenance issues include: • Address soft stone flaking and spalling throughout building exterior. • Investigate gutter and downspout conditions, make needed repairs, and seek ways to provide adequate and effective drainage of runoff. • Examine and repair rotted west chapel window wood elements. • Scrape, sand, and repaint historic windows and wood window frames where paint is peeling and failing. • Perform selective repointing and masonry repairs using compatible materials and methods. Hamilton Hall was constructed in 1820 as a farmhouse, and stood in a largely agricultural area for the next 70 years. In 1889, it was purchased by the Moravian Church and its lot was combined with the land designated to become the new home of Moravian College and Theological Seminary.
