Roofi ng and Drainage
The main roof and dormers of Zinzendorf are clad
in historic slate. A small number of slates on the
east, north, and west sides are loose, damaged, or
slipping. The roof ridge trim is rusting in places.
The two large hipped side dormers have front
gutters with downspouts draining to the lower
roof. The rest of the roof area drains to half-round
gutters around its entire perimeter. Most of the
gutters are warped, particularly at the north end
of the building. Downspouts at the northwest,
southwest, and southeast corners lead to planting
beds at grade or to PVC pipes extending at grade
toward the lawn. Past damage and repointing is
evident in the foundation and brickwork at the
southwest corner.
Masonry
Zinzendorf Hall has an ashlar stone foundation of
local stone with narrow, gray recessed mortar joints.
This has been repointed in areas with wider flush
joints and whiter mortar, and a portion of the west
foundation appears to have been infilled or relaid.
Along the west wall is an unusual random stone
window well with rough alternating crenellations
along its top and a concrete floor below the
basement windows.
The frame wing’s roof drains to perimeter half-round
gutters; the one on the south side was clogged with
tree debris. The south vestibules drains to east and
west gutters and to downspouts at its inner corners
that lead to grade.
