New buildingsand structures shall be designed and constructed in compliance with the followingstandards and as illustrated in Figure 9.18-17 (Enhanced Building Design Standards).Figure 9.18-17: Enhanced Building Design StandardsA. Architectural Character. The architectural character of all new constructionand additions as established by subparagraphs B through G in this subsection9.18.100.040 shall be consistently utilized and expressed at all faces of buildingsvisible from public rights-of-way.B. Building Articulation. Façades shall be modulated to create visual andarchitectural interest. Architectural elements including bays and recesses,balconies and terraces, inset windows that allow for the expression of wallthickness, patterns of shade and shadow at facades, changes of material andcolor use of architectural details such as horizontal and vertical banding, cornices,door and window surrounds, and use of high-quality materials, such as smoothfinished stucco, brick, and stone are encouraged.C. Roofline Variation. Variation of roof forms shall be used to create visualdistinction between buildings and to incorporate human-scale modulation thatbreaks down the bulk of structures and buildings, and at the same time, createsa sense of common identity throughout the development.Section 9.18.100: Development and Design Standards Applicable to All Mixed Use Zones 99
