<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance AmendmentA. <strong>Garden</strong> <strong>Grove</strong> Boulevard Mixed Use Zone 1 (GGMU-1) SetbackRequirements. For any property where the front lot line abuts <strong>Garden</strong> <strong>Grove</strong>Boulevard, the minimum required 10-foot front setback, measured from <strong>and</strong>perpendicular to the property line, shall be primarily for pedestrian <strong>use</strong> <strong>and</strong> shallbe paved <strong>and</strong> augmented with l<strong>and</strong>scaping such as planters <strong>and</strong> trees, asprovided per Section 9.18.100.020.C (Setbacks) <strong>and</strong> subsection C (<strong>Garden</strong> <strong>Grove</strong>Boulevard Tree Requirements) below. Elements enhancing the pedestrianexperience shall be incorporated into the design of the front setback, includingbut not limited to benches, lighting, <strong>and</strong> enhanced paving.Photo 9.18-2: Example of Paved Pedestrian Activity Area withL<strong>and</strong>scaping <strong>and</strong> Benches in the GGMU-1 ZoneB. <strong>Garden</strong> <strong>Grove</strong> Boulevard Mixed Use Zones 2 <strong>and</strong> 3 Setback (GGMU-2 <strong>and</strong>GGMU-3) Requirements. The first five feet within the minimum required 15-foot front yard setback, measured from <strong>and</strong> perpendicular to the property line,shall be for pedestrian <strong>use</strong> <strong>and</strong> shall be paved <strong>and</strong> l<strong>and</strong>scaped, as provided inSection 9.18.100.020.C (Setbacks). Elements enhancing the pedestrianexperience shall be incorporated into the design of the front setback, includingbut not limited to benches, lighting, <strong>and</strong> enhanced paving.C. <strong>Garden</strong> <strong>Grove</strong> Boulevard Tree Requirements. Trees are a significant <strong>and</strong>highly visual component of the urban environment for both the pedestrian <strong>and</strong>people in vehicles. For the pedestrian, trees create shade <strong>and</strong> provide comfort<strong>and</strong> an enhanced feeling of appropriate scale. For people in vehicles, a clearpattern of trees provides visual interest <strong>and</strong> enhances movement along <strong>and</strong>through the city’s primary street corridors. For these reasons <strong>and</strong> to achieveGeneral Plan goals with regard to enhancing city identity, for all propertieshaving any property line adjacent to the <strong>Garden</strong> <strong>Grove</strong> Boulevard right-of-way,Section 9.18.090: Development St<strong>and</strong>ards Specific to Individual Mixed Use Zones 69
