<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance AmendmentC. Commercial, Mixed Use, Educational, <strong>and</strong> Institutional/CivicDevelopments. All new commercial, <strong>mixed</strong> <strong>use</strong>, educational, <strong>and</strong>institutional/civic <strong>development</strong>s, <strong>and</strong> any additions or improvements to anexisting <strong>development</strong> whereby the new construction equals or exceeds 50percent of the replacement value of the existing construction, shall integrate intothe <strong>development</strong> a pathway, paseo, walkway, or similar pedestrian access thatconnects the primary entrance along an adjacent public street or alley to eitheranother adjacent public street or alley, or to a similar pathway on an abuttingproperty. The area devoted to such pathway can be credited toward any openspace requirement of the <strong>development</strong>.D. Residential Developments. All new <strong>development</strong> projects with a residentialcomponent shall integrate into the <strong>development</strong> a pathway, paseo, walkway, orsimilar pedestrian access that connects the primary entrance along an adjacentpublic street or alley to either another adjacent public street or alley, or to asimilar pathway on an abutting property. The area devoted to such pathway canbe credited toward any open space requirement of the <strong>development</strong>.E. General Requirements. All pathways, paseos, walkways, or similar pedestrianaccesses shall be reviewed as part of any required site plan review ordiscretionary permit review process. The project may be conditioned to addresssuch issues as, but not limited to, design materials, hours during which suchpathway shall be available for general public access, pedestrian safetyenhancements, lighting, <strong>and</strong> security of the businesses <strong>and</strong> residences with directaccess to the pathway.Section 9.18.090: Development St<strong>and</strong>ards Specific to Individual Mixed Use Zones 85
