<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance Amendmentgreen fadeless condition <strong>and</strong> shall be maintained free of weeds, debris, tears,holes, <strong>and</strong> impressions.5. The <strong>use</strong> of indoor or outdoor plastic or nylon carpeting as a replacement ofartificial turf or natural turf is prohibited.6. Areas of living plant material (i.e., flower beds, tree wells, etc.) shall beincluded within the overall l<strong>and</strong>scape design within the front, side, <strong>and</strong> rearyards, as well as common areas when installing artificial turf.7. Artificial turf shall be separated from flowerbeds by a concrete mow strip,bender board, or other barrier acceptable to the city in order to preventintrusion of living plant material into the artificial turf.F. Trees1. Tree Location. No trees shall be planted under any eave, balcony, oroverhang.2. Root Barriers Required. Trees in l<strong>and</strong>scape planters measuring 10 feet orless in width or depth shall be provided with tree root barriers.3. Tree Staking. All trees shall be staked in accordance with st<strong>and</strong>ardsmaintained by the City Manager or designee.4. Visibility. All trees whether singularly placed or placed on clusters shall notinhibit st<strong>and</strong>ard visibility parameters.5. Required Site Trees. One tree shall be provided for every 1,000 square feetof site area that is not a required setback, occupied by buildings, or <strong>use</strong>d forparking or pedestrian walkways. Trees shall conform to the matrix of plantmaterials established by the City Manager or designee. Minimum tree size atplanting shall be 24-inch box.6. Street Trees. Street trees shall be provided per City st<strong>and</strong>ards.G. Substantial L<strong>and</strong>scaping. All required l<strong>and</strong>scaped areas <strong>and</strong> planters shall bel<strong>and</strong>scaped with a mix of shrubs, perennials, ornamental grasses, vines, <strong>and</strong>ground cover to create a dense <strong>and</strong> layered design. A substantial quantity ofplants shall be planted to create a naturalistic setting.SECTION 9.18.120.040: L<strong>and</strong>scaping ComplianceA. Modifications. Any modification to an approved l<strong>and</strong>scape or irrigation planmust be approved by the hearing body prior to installation of the l<strong>and</strong>scaping orirrigation.B. Approvals. All approvals of such plans are subject to <strong>and</strong> dependent upon theapplicant complying with all applicable ordinances, codes, <strong>regulations</strong>, adoptedpolicies <strong>and</strong> the payment of all applicable fees <strong>and</strong> assessments.Section 9.18.120: L<strong>and</strong>scaping 112
