<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance AmendmentSECTION 9.18.170.040: Site Plan Required. A site plan shall be approved in themanner prescribed in Chapter 9.32 (Procedures <strong>and</strong> Hearings), prior to the issuanceof any building permits for any <strong>development</strong> in this zone.SECTION 9.18.170.050: Historical-Cultural District. To prevent visual intrusionby surrounding <strong>development</strong>s in the historical site, <strong>and</strong> to preserve the historical sitein accordance with the intent of this zone, <strong>and</strong> for the general welfare of the citizensof <strong>Garden</strong> <strong>Grove</strong>, all future improvements, not requiring a public hearing, forproperty within a 200-foot radius of a Historical-Cultural Overlay Zone shall beapproved by the Zoning Administrator before the issuance of a building permit.SECTION 9.18.170.060: Site Development St<strong>and</strong>ards. The site <strong>development</strong>st<strong>and</strong>ards for the Historical-Cultural Overlay Zone shall be the same as the site<strong>development</strong> st<strong>and</strong>ards for the base zone, with the following exceptions:A. The size <strong>and</strong> shape of the site shall be sufficient to allow the full <strong>development</strong> ofthe proposed <strong>use</strong> in a manner consistent with the stated purpose of this zone forall essential on-site facilities.B. The proposed <strong>development</strong> shall place buildings, parking, <strong>and</strong> open space in anaesthetically pleasing design complementary to the intent of this zone.C. One identification sign shall be permitted provided:1. The display area does not exceed 20 square feet;2. The sign is stationary <strong>and</strong> non-flashing; <strong>and</strong>3. The sign is mounted on the wall of a building or securely mounted on adetached wall, provided the maximum height of such wall shall not exceed sixfeet above the ground upon which such wall is located.D. Covenants, conditions, <strong>and</strong> restrictions are required to guarantee thepermanence of the site for historical <strong>use</strong>, subject to the approval of the CityAttorney prior to the final approval of rezoning action by the City Council.Section 9.18.190: Historical-Cultural Overlay Zone (-HC) 139
