<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance AmendmentBuilding Stepback at <strong>Garden</strong> <strong>Grove</strong> Boulevard. Any portion of a building orstructure located within 45 feet of the <strong>Garden</strong> <strong>Grove</strong> Boulevard right-of-way shallnot exceed 50 feet in height. Where a building fronting <strong>Garden</strong> <strong>Grove</strong> Boulevardis located more than 45 feet away from <strong>Garden</strong> <strong>Grove</strong> Boulevard, no additionalbuilding stepback is required.E. Building Stepback at Side Streets. Any portion of a building or structurelocated within 25 feet of any public right-of-way other than <strong>Garden</strong> <strong>Grove</strong>Boulevard shall not exceed 50 feet in height. Where a building is located morethan 25 feet away from another public right-of-way (other than <strong>Garden</strong> <strong>Grove</strong>Boulevard), no additional building stepback is required.FIGURE 9.18-3: GGMU Required Building StepbacksF. Boulevard <strong>Garden</strong> Plaza Requirement. For projects having a property linethat abuts the <strong>Garden</strong> <strong>Grove</strong> Boulevard right-of-way <strong>and</strong> where the buildings areclearly oriented immediately toward <strong>Garden</strong> <strong>Grove</strong> Boulevard, a boulevardgarden plaza shall be provided. The purpose of this boulevard garden plaza is toprovide a place adjacent to the public right-of-way that exp<strong>and</strong>s the area for <strong>use</strong>by pedestrians for passive recreation <strong>and</strong> public gathering, <strong>and</strong> that providesarea for l<strong>and</strong>scape amenities, display of public art, <strong>and</strong> similar <strong>use</strong>s that enhancethe appearance <strong>and</strong> function of <strong>development</strong>. This boulevard garden plaza shallbe provided at grade.Where a building or buildings is located toward the rear of a lot <strong>and</strong> a surfaceparking lot is located between the public right-of-way <strong>and</strong> buildings on the site,a pedestrian plaza shall be required in lieu of the boulevard garden plaza, inSection 9.18.090: Development St<strong>and</strong>ards Specific to Individual Mixed Use Zones 71
