<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance AmendmentD. Adaptive Re<strong>use</strong> (AR). The Adaptive Re<strong>use</strong> zone allows for a mix of work-live, lightindustrial, technology, creative industry, office, limited entertainment, <strong>and</strong>complementary <strong>use</strong>s near the City’s civic core. Residential <strong>use</strong>s are permitted only aswork-live, either in new <strong>development</strong>s or as adaptive re<strong>use</strong> of existing structures. Lightindustrial <strong>use</strong>s must be low impact in nature <strong>and</strong> compatible with any nearby existing orallowed residential <strong>use</strong>s. Development generally is low to moderate in scale, with higherintensities appropriate closer to existing <strong>and</strong> planned transit <strong>and</strong> multi<strong>use</strong> corridors.Preferred approaches to creating new spaces for allowed <strong>use</strong>s include the adaptive re<strong>use</strong>of existing structures <strong>and</strong> new <strong>development</strong> that supports innovative research <strong>and</strong><strong>development</strong> <strong>use</strong>s. Projects shall be designed to optimize pedestrian movementsbetween the AR zone <strong>and</strong> the CC zones.
