Intent <strong>and</strong> Applicability.1. The l<strong>and</strong>scape provisions in this Section are established to provide forproperty improvements that enhance the overall character of <strong>development</strong>within the Mixed Use zones; to provide for the planting <strong>and</strong> maintenance oftrees that contribute shade <strong>and</strong> visual quality to streets <strong>and</strong> properties; <strong>and</strong>to provide functional, attractive open spaces.2. It is not the intent of this Section to require identical l<strong>and</strong>scape materials orl<strong>and</strong>scape designs for all <strong>development</strong>s. Where existing mature l<strong>and</strong>scaping isin good, healthful condition, every effort shall be made to retain <strong>and</strong>incorporate that l<strong>and</strong>scaping into the overall l<strong>and</strong>scape theme.3. The hearing body may, through the site plan review procedure, modify therequirements with consideration to the size <strong>and</strong> species of trees <strong>use</strong>d, <strong>and</strong>may require l<strong>and</strong>scaping in excess of the minimum area specified for aproposed <strong>development</strong> in order to achieve a superior project.4. The general l<strong>and</strong>scaping requirements established in this Section shall applyto all Mixed Use zones.B. Single-Family Residential Development. Parcels developed with single-familyresidential <strong>use</strong>s shall provide l<strong>and</strong>scaping in all areas not covered by buildings,structures, patios, or driveways.C. Compliance with Regard to Additions. All developed properties shall berequired to be in substantial compliance with the provisions of this subsectionwhen any additions of one or more square feet are proposed. Guidelines forimplementation of the City of <strong>Garden</strong> <strong>Grove</strong> L<strong>and</strong>scape Water EfficiencyProvisions can be found in Appendix 1, Title 9.D. General St<strong>and</strong>ards.1. Adjacent <strong>use</strong>s shall be considered when designing l<strong>and</strong>scaping to mitigate thenegative impacts of parking areas, activities, storage, or structures byappropriate screening measures.2. Every effort shall be made to provide l<strong>and</strong>scaping that is compatible withneighboring <strong>use</strong>s.Section 9.18.120: L<strong>and</strong>scaping 108
