<strong>Garden</strong> <strong>Grove</strong> Mixed Use ZonesZoning Ordinance AmendmentSECTION 9.18.090.040: Additional Regulations Specific to the CC-1 Zone.A. Purpose <strong>and</strong> Applicability. In addition to the other applicable requirements ofthis Chapter, the provisions of this subsection apply to <strong>development</strong> in the CC-1zone. These st<strong>and</strong>ards are established to maintain the character of establishedneighborhoods within the Civic Center East district.B. Architectural Character. Architectural character of new buildings <strong>and</strong>structures shall be compatible with the character <strong>and</strong> scale of existingneighborhoods. New buildings <strong>and</strong> structures shall incorporate variation inbuilding massing <strong>and</strong> roofline, utilization of projecting bays or recesses, changesin material, differentiation of color, changes in architectural detailing orornament, or similar architectural features.C. Maximum Length of Building Façade. Façades of buildings <strong>and</strong> structuresfacing public right-of-ways shall not exceed 50 feet of uninterrupted lengthmeasured parallel to the property line. Facades greater than this length shall beinterrupted by breaks in façade plane not less than 10 feet in width <strong>and</strong> five feetin depth.Figure 9.18-12: CC-1 Maximum Length of Building FaçadeD. Porches <strong>and</strong> Patios at Street-Fronting Setbacks. Porches <strong>and</strong> patios areencouraged at street-fronting setbacks <strong>and</strong> may encroach within requiredsetbacks for not more than five feet measured perpendicular to the property line.E. Existing Single-Family Residential Development. Any legally establishedsingle-family residential <strong>development</strong> existing on the effective date of theordinance establishing the CC-1 Mixed Use zone that is maintained as a singlefamilyresidential <strong>use</strong> shall be subject to the <strong>use</strong> <strong>regulations</strong> <strong>and</strong> <strong>development</strong>st<strong>and</strong>ards contained in Chapter 9.08 (Single-Family Residential DevelopmentSt<strong>and</strong>ards) of this Title for any additions or modifications.Section 9.18.090: Development St<strong>and</strong>ards Specific to Individual Mixed Use Zones 81
