GILBERT UNIFIED LAND DEVELOPMENT CODE<br />

The final plat shall contain a "Full Metes and Bounds" description, which shall include:<br />

1) Description <strong>of</strong> all "U.S. Public <strong>Land</strong> Survey Comers" used in determining the location <strong>of</strong> the<br />

plat.<br />

2) Description <strong>of</strong> all exterior comers set that locate the plat within the section.<br />

3) Method <strong>of</strong> determining bearings and controlling corners used.<br />

4) Total area <strong>of</strong> plat and a "Certificate <strong>of</strong> Dedication" for all public rights-<strong>of</strong>-ways, easements<br />

and tracts and areas <strong>of</strong> all tracts.<br />

B. Final plat review. The approval <strong>of</strong> the final plat by the <strong>Town</strong> Engineer shall not be deemed to<br />

constitute or effect an acceptance by the public <strong>of</strong> the dedication <strong>of</strong> any street, or other proposed<br />

public way or space shown on the plat.<br />

C. Final plat approval A recommendation concerning approval shall be adopted and transmitted to<br />

the Council.<br />

1. Council approval Upon Council approval <strong>of</strong> the plat, the Mayor may sign the plat after all the<br />

other required certifications have been duly signed.<br />

2. Certification. When the certificate <strong>of</strong> approval by the Council has been transcribed on the plat,<br />

the Department shall retain the record copy until the <strong>Town</strong> Engineer certifies that the<br />

subdivision has been staked and the engineering plans, containing the seal <strong>of</strong> a registered<br />

land surveyor, have been approved.<br />

a. The registered land surveyor shall certify that the plat is correct and accurate and that the<br />

lot corners will be set in accordance with the recorded plat within one year <strong>of</strong> the date <strong>of</strong><br />

Council approval and prior to any lot sales.<br />

b. Assurances <strong>of</strong> construction, per Section 9.34, shall be posted within one year <strong>of</strong> the date<br />

<strong>of</strong> Council approval and prior to the issuance <strong>of</strong> any grading, excavation, building or<br />

grubbing permits.<br />

3. Recordation. The Department shall cause the final plat to be recorded in the <strong>of</strong>fice <strong>of</strong> the<br />

Recorder.<br />

9.2 Subdivision design standards.<br />

The operating principle upon which land areas are subdivided is maintaining compatibility between the<br />

<strong>Town</strong>'s natural and built environments. Just as architectural creativity is encouraged for the design <strong>of</strong> structures,<br />

so is site engineering sensitivity expected for open space preservation as well as the placement <strong>of</strong> all humanmade<br />

improvements.<br />
