GILBERT UNIFIED LAND DEVELOPMENT CODE<br />

TRANSIT TERMINAL: A commercial or public facility for the loading and unloading <strong>of</strong><br />

passengers, luggage, and packages, including sales <strong>of</strong> fares, and which may include accessory<br />

restaurants, indoor commercial amusements, and retail sales, but not including airports.<br />

TRANSMITTING FACILITIES: Buildings, structures, or land used for the above-ground<br />

transmission or reception <strong>of</strong> airborne radio or television signals include all transmitting or<br />

receiving towers, dishes, and antennae, but not including accessory antennae or dishes.<br />

"Transmitting Facilities" shall not include wireless communications facilities.<br />

TRUCK AND MULTI-MODAL TERMINAL: A facility for truck loading and unloading and<br />

cargo storage.<br />

UNDERLYING DISTRICT' A standard zoning district classification which is combined with<br />

an overlay district for purposes <strong>of</strong> development regulation specificity. The base (underlying)<br />

district regulations shall apply unless expressly superceded by overlay district provisions.<br />

USE, APPROVED: Any use that is or may be lawfully established in a particular district or<br />

districts, provided that it conforms with all requirements <strong>of</strong> these regulations for the district in<br />

which such use is located.<br />

USE, CONDITIONAL: A use that has operational, physical and other characteristics that may<br />

be different from those <strong>of</strong> the predominant authorized uses in a district, but which is a use that<br />

complements or is otherwise compatible with the intended overall development within a district,<br />

provided that specified standards are met. A use is classified "conditional" due to its unique,<br />

known, and/or potential impacts to adjacent properties or persons, surrounding area, and /or<br />

community at large.<br />

USE, PRINCIPAL: The primary or predominant use <strong>of</strong> a site or structure.<br />

USE, QUASI-PUBLIC: Uses which are considered to be dedicated to public service or to<br />

culture. These uses include, for the purposes <strong>of</strong> this <strong>Code</strong>, public, schools, hospitals, universities<br />

and churches.<br />

USE, TEMPORARY: A use that is established for a fixed period <strong>of</strong> time with the intent to<br />

discontinue such use upon the expiration <strong>of</strong> such time, and that does not involve the construction<br />

or alteration <strong>of</strong> any permanent structure.<br />

UTILITY FACILITIES: Buildings, structures, or land used by a utility, railroad, or<br />

governmental agency for uses such as, but not necessarily limited to, water or sewage treatment<br />

plants or pumping stations, substations, telephone exchanges, and resource recovery facilities, but<br />

not including land, buildings, or structures used solely for storage and maintenance <strong>of</strong> equipment<br />

and materials. "Utility facilities" shall not include wireless communication facilities.<br />
