ARTICLE X. SITE PLAN REVIEW*<br />

10.1 Purpose.<br />

This article is intended to provide for the detailed review <strong>of</strong> a Site Plan for new developments, expansion<br />

<strong>of</strong> existing developments, and redevelopment <strong>of</strong> property in the <strong>Town</strong>. This review is necessary to<br />

eliminate or minimize land use conflicts, to prevent incompatible relationships and uses and to assure<br />

compliance with the design guidelines <strong>of</strong> the <strong>Town</strong>.<br />

10.11 Procedure.<br />

Site Plan approval is required by this <strong>Code</strong> for all developments in the <strong>Town</strong> except for single family<br />

residential projects subject to the <strong>Town</strong>'s Subdivision Plat approval process. The owner or owners <strong>of</strong> any<br />

tract <strong>of</strong> land shall submit to the Planning Department the following information:<br />

A. A Preliminary Site Plan drawn to scale and in such manner as to indicate clearly and precisely<br />

what is planned for the subject property.<br />

B. The Preliminary Site Plan shall include all <strong>of</strong> the following information:<br />

1. Lot dimensions and topography.<br />

2. All buildings and structures existing and proposed.<br />

3. Adjacent land uses, including existing buildings and structures, existing and proposed<br />

access points.<br />

4. Yards and space between buildings.<br />

5. Walls, fences and landscaping.<br />

6. Vehicular, pedestrian and service access.<br />

7. Off-street parking facilities including number <strong>of</strong> spaces and dimensions <strong>of</strong> parking area.<br />

8. Signs and lighting including location, size, height and method <strong>of</strong> illumination.<br />

9. Outdoor storage and activities.<br />

10. Drainage, grading and utility plans.<br />

11. Waste disposal facilities.<br />

12. Street dedications and improvements; on-site circulation plan for vehicles and<br />

pedestrians.<br />

13. Other such data as may be reasonably required by the Planning Director.<br />

10.12 Review by Planning Director <strong>of</strong> small projects.<br />

A. The Planning Director or his authorized representatives, shall review applications for small<br />

projects. A "small project" is a project which is (1) an addition to an existing approved<br />

building <strong>of</strong> 1000 square feet or less; (2) minor revisions to an approved site plan; (3) a<br />
