b. No side yards shall be required <strong>of</strong> interior lots having a common wall.<br />

c. A side yard <strong>of</strong> not less than seven (7) feet shall be required on interior lots not<br />

having a common wall.<br />

3. Rear yard: A rear yard, having a depth <strong>of</strong> not less than thirty (30) feet shall be<br />

provided.<br />

D. Specific requirements.<br />

1. There shall be a ratio <strong>of</strong> not less than four thousand five hundred (4,500) square feet<br />

<strong>of</strong> land area to each dwelling unit, inclusive <strong>of</strong> dedicated rights-<strong>of</strong>-way.<br />

2. There shall be a minimum land area <strong>of</strong> three thousand six hundred (3,600) square<br />

feet for each parcel <strong>of</strong> land upon which a dwelling units may be erected.<br />

3. The minimum gross area <strong>of</strong> property proposed for <strong>Town</strong>house development shall not<br />

be less than ten (10) acres.<br />

4. Each individual dwelling unit must have one (1) or more party walls, there shall be<br />

not more than six (6) individual units within each building or dwelling group.<br />

5. <strong>Development</strong> <strong>of</strong> property under the provisions <strong>of</strong> this district shall be considered a<br />

subdivision.<br />

1.5 Commercial Zoning Districts.<br />

Commercial district classifications provide for a range <strong>of</strong> business opportunities throughout the<br />

<strong>Town</strong> at appropriate scale and locations to afford retail and service convenience to residents and<br />

visitors. Designation <strong>of</strong> commercial districts are intended to conform with adopted General Plan<br />

principles regarding location, frequency, size and geographical distribution <strong>of</strong> business uses<br />

including such factors as traffic circulation, utility system capacity, public need for proposed<br />

goods or services and compatibility with adjacent land uses.<br />

1.51 (N·S) Neighborhood Office/service Zoning District.<br />

This Zoning District is intended to provide for well designed and attractive small scale <strong>of</strong>fice<br />

and service facilities. The General Plan land use classification for this District is Convenience<br />

Commercial.<br />

A. Permitted uses.<br />

1. Any use or similar use indicated as an allowed use in the N-S column <strong>of</strong> the "Table<br />

<strong>of</strong> Permitted Uses for Non-Residential Districts" shall be permitted. (See Section 1.<br />

7 for Tables)<br />

2. Uses permitted by Use Permit:<br />

a. Any use or similar use indicated as requiring a Use Permit under the N-S<br />

column <strong>of</strong> the "Table <strong>of</strong> Permitted Uses for Non-Residential Districts" shall<br />

require a Use Permit as outlined in Section 7.15.<br />

b. Any uses similar to, and judged to be <strong>of</strong> equal or lesser impact than the uses<br />

permitted herein, as determined by the Zoning Administrator, may be permitted<br />

upon securing a Use Permit as outlined in Section 7.15.<br />
