ORDINANCE NO. 1558<br />

AN ORDINANCE OF THE COMMON COUNCIL OF THE TOWN OF<br />

GILBERT, ARIZONA, AMENDING THE UNIFIED LAND<br />

DEVELOPMENT CODE OF GILBERT, ARIZONA, CHAPTER II<br />

DEVELOPMENT STANDARDS BY ADDINGARTICLE XI-B<br />

GATEWAY AREA-TRADITIONAL NEIGHBORHOOD DESIGN<br />

GUIDELINES, (GENERAL) AND (SINGLE-FAMILY) RELATED TO<br />

SITE PLANNING, PEDESTRIAN ACCESSBIILITY, CIRCULATION,<br />

AND ARCHITECTURAL CHARACTER IN GENERAL FOR ALL<br />

DEVELOPMENT AND IN DETAIL FOR SINGLE-FAMILY<br />

DEVELOPMENT WITHIN THE GATEWAY CHARACTER AREA IN<br />

THE TOWN OF GILBERT AND BY ADOPTING BY REFERENCE<br />

THAT DOCUMENT ENTITLED "GATEWAY AREATRADITIONAL<br />

NEIGHBORHOOD DESIGN GUIDELINES, GENERAL AND SINGLE-<br />

FAMILY" DATED APRIL 27, 2004; PROVIDING FOR REPEAL OF<br />

CONFLICTING ORDINANCES; AND PROVIDING FOR SEVERABILITY.<br />

WHEREAS, that certain document "Gateway Area-Traditional Neighborhood<br />

Design Guidelines, General and Single-Family" dated April 27, 2004, three copies <strong>of</strong> which are on<br />

file in the <strong>of</strong>fice <strong>of</strong> the <strong>Town</strong> Clerk, is hereby declared to be a public record, and said copies are ordered to<br />

remain on file with the <strong>Town</strong> Clerk; and<br />

WH.EREAS, the <strong>Town</strong> has the authority to regulate aesthetics by virtue <strong>of</strong> its<br />

zoning powers; and<br />

WHEREAS, the <strong>Town</strong> Council directed staff to prepare Gateway Area Traditional<br />

Neighborhood Design Guidelines to be used when reviewing development proposals within the<br />

Gateway Area <strong>of</strong> the <strong>Town</strong>; and<br />

WHEREAS, the staff worked closely with many members and organizations<br />

within the development community to create the Gateway Area-Traditional Neighborhood<br />

Design Guidelines; and<br />

WHEREAS, the Gateway Area-Traditional Neighborhood Design Guidelines (1) provide<br />

notice to the development community <strong>of</strong> the minimum design the <strong>Town</strong> expects and will approve for<br />

Gateway Area developments, (2) establish guidelines for use by the Planning and Zoning Commission<br />

and Design Review Board when reviewing applications for Gateway Area developments, (3) provide<br />

direction to <strong>Town</strong> staff in the review and processing <strong>of</strong> applications for Gateway Area developments,<br />

and (4) encourage flexibility in design to assure quality and diversity in design as contained in the<br />

Character Area section <strong>of</strong> the General Plan for the <strong>Town</strong>; and
