GILBERT UNIFIED LAND DEVELOPMENT CODE<br />

1. Lot area: Each lot shall have a net lot area <strong>of</strong> not less than ten thousand (10,000) square feet.<br />

2. Lot width/ depth: Each lot shall have a minimum width <strong>of</strong> not less than ninety (90) feet and a lot<br />

depth <strong>of</strong> not less than one hundred (100) feet.<br />

3. Lot coverage: The main building and all accessory buildings on a lot shall not occupy more than<br />

forty (40) percent <strong>of</strong> the area <strong>of</strong> the lot.<br />

4. Lot density: No property shall here after be subdivided to create more than 2.8 lots for each gross<br />

acre <strong>of</strong> land being subdivided for one family residence lots as measured to the center <strong>of</strong> all<br />

abutting streets and alleys.<br />

1.37 (Rl-8) Single-family Residential Zoning District--8,OOO square feet per dwelling unit.<br />

This Zoning District is intended to conserve and protect single-family residential development on minimum<br />

lots <strong>of</strong> not less than eight thousand (8,000) square feet in area. The General Plan land use classification for this<br />

District is Medium or Medium High Density Residential.<br />

A. Permitted uses.<br />

Same as Rl-15.<br />

B. Height requirements.<br />

The height <strong>of</strong> buildings shall not exceed thirty (30) feet nor two (2) stories.<br />

C. Yard regulations.<br />

1. Front yard: The front yard setback shall be determined by the right-<strong>of</strong>-way width <strong>of</strong> the street on<br />

which the lot fronts, according to the following schedule:<br />

50--60 feet<br />

61 feet and greater<br />

Front Yard<br />

20 feet<br />

25 feet<br />

(See Article II, General Regulations, for through lots, comer lots)<br />

2. Side Yard: There shall be two (2) side yards, each having a width <strong>of</strong> not less than ten (10) feet.<br />

A minimum <strong>of</strong> (15) foot side yard setback, exclusive <strong>of</strong> landscape tracts, where lots side on to an<br />

arterial street, or are adjacent to property zoned for a commercial or industrial use shall be<br />

required.<br />

3. Rear yard: There shall be a rear yard having a depth <strong>of</strong> not less than twenty (20) feet, except when<br />

the rear yard is adjacent to an arterial street or a property zoned for commercial, industrial or<br />

agricultural, in which case the rear yard setback shall be thirty-five (35) feet for two-story and<br />

twenty-five (25) feet for single story residences.<br />
