1.34 GILBERT UNIFIED LAND DEVELOPMENT CODE<br />

3. Rear yard: There shall be a rear yard having a depth <strong>of</strong> not less than thirty-five (35)<br />

feet.<br />

D. Intensity <strong>of</strong> use regulations.<br />

1. Lot area: Each lot shall have a minimum net lot area <strong>of</strong> not less than twenty thousand<br />

(20,000) square feet.<br />

2. Lot width / depth: Each lot shall have a minimum width <strong>of</strong> not less than one hundred<br />

fifteen (115) feet and a lot depth <strong>of</strong> not less than one hundred twenty (120) feet.<br />

3. Lot coverage: The main building and all accessory buildings on a lot shall not occupy<br />

more than thirty-five (35) percent <strong>of</strong> the area <strong>of</strong> a lot.<br />

4. Lot density: No property shall here after be subdivided to create more than two (2) lots<br />

for each gross acre <strong>of</strong> land being subdivided for one family residence lots as measured<br />

to the center <strong>of</strong> all abutting streets and alleys.<br />

1.35 (RI-15) Single-family Residential Zoning District-15,OOO square feet per dwelling<br />

unit.<br />

This Zoning District is intended to conserve and protect single-family residential development<br />

on minimum lots not less than fifteen thousand (15,000) square feet in area. The General Plan<br />

land use classification for this District is Low to Medium Density Residential.<br />

A. Permitted uses.<br />

Same as Rl-35 with the following exception: Other customary accessory uses and<br />

buildings provided such uses are incidental to the principal use and do not include any<br />

activity commonly conducted as a business. Any accessory building shall be located on<br />

the same lot with the principal building. Except as hereinafter provided, no accessory<br />

building shall be used for sleeping or living purposes.<br />

B. Height requirements<br />

The height <strong>of</strong> buildings shall not exceed thirty (30) feet nor two (2) stories.<br />

C. Yard regulations.<br />

1. Front yard: There shall be a front yard having a depth not less than thirty (30) feet in<br />

depth. (See Article II, General Regulations, for through lots, corner lots)<br />

2. Side yard: There shall be two (2) side yards, each having a width <strong>of</strong> no less than fifteen<br />

(15) feet, regardless <strong>of</strong> whether the lot is an interior lot or a corner lot.<br />

3. Rear yard: There shall be a rear yard having a depth <strong>of</strong> not less than thirty (30) feet,<br />

except when the rear yard <strong>of</strong> a two-story residence is adjacent to an arterial street or a<br />

property zoned for commercial, industrial or agricultural, in which case the minimum<br />

rear yard setback-for two-story residences shall be thirty-five (35) feet.<br />
