10.22 Screening standards.<br />

A. All outdoor storage areas for materials, trash, equipment, vehicles or similar items shall be<br />

screened from view along all street frontages by a six-foot wall constructed <strong>of</strong> slump block, brick<br />

or masonry with a stucco or mortar wash finish designed to match the main building on the site.<br />

Such a wall shall extend along the front and sides <strong>of</strong> the storage area for a sufficient distance to<br />

obstruct views into the yard from the public street. A six-foot wall or fence is permitted along the<br />

remainder <strong>of</strong> the perimeter <strong>of</strong> the site.<br />

B. All loading, delivery, and service bays shall be screened from street view by a six-foot wall,<br />

constructed <strong>of</strong> brick, slump block, or masonry with a stucco or mortar wash finished designed to<br />

match the main building on the site and appropriate landscaping, except in the 1-2 and 1-3 zones<br />

where these areas must be screened from arterial streets only.<br />

C. All loading, delivery, and service bays in the I-B and 1-1 zones shall not front on a public street.<br />

D. Dismantling, servicing and repairing <strong>of</strong> vehicles and/or equipment shall be within completely<br />

enclosed buildings or within an area enclosed by brick, block, or masonry walls as required by<br />

Section 10.22-A.<br />

E. Parking lots shall be screened from street view in accordance with Chapter II, Site Plan Review <strong>of</strong><br />

this <strong>Code</strong>.<br />

F. Outside displays <strong>of</strong> cars, boats, trailers, trucks, and other vehicles shall meet the screening<br />

requirements for parking lots.<br />

G. Car wash service bays shall not face onto or be visible from any public street and are subject to<br />

the screening standards in Section 10.22-B above.<br />

10.23 Service station design standards.<br />

The following development standards are hereby established for the location, design, and operation <strong>of</strong> such<br />

stations in addition to any other requirements prescribed by this <strong>Code</strong> or other Ordinances:<br />

A. The service station site shall be located at the intersection <strong>of</strong> arterial streets.<br />

B. The service station site shall have a minimum width <strong>of</strong> one hundred fifty (150) feet and a<br />

minimum area <strong>of</strong> twenty-two thousand five hundred (22,500) square feet after dedication <strong>of</strong> all<br />

required street rights-<strong>of</strong>-way.<br />

C. Pump islands shall be located at least thirty (30) feet from the street right-<strong>of</strong>-way line.<br />

D. Service areas and bay doors shall not front onto or be visible from any public street and are<br />

subject to the screening standards in Section 10.22-B above.<br />
