3.7 Commercial! Office<br />

SIGNS<br />

height <strong>of</strong> three (3) feet. Such signs shall be constructed <strong>of</strong> durable and weather-resistant materials,<br />

and shall be anchored or weighted down to the ground sufficient to avoid being displaced in windy or<br />

other conditions, or otherwise be a safety hazard to the public. Such signs shall be placed only with<br />

the permission <strong>of</strong> the owner <strong>of</strong> the property on 'Which they are placed, and shall not be permitted<br />

in the public right-<strong>of</strong>-way.<br />

The following regulations shall apply to the following zoning districts: N-S,NGC, G 1, G2, PSG 1, PSC 2, E-R<br />

A sign package for a commercial / <strong>of</strong>fice complex with multiple tenants and! or buildings must receive the Design<br />

Review Board approval for design and placement <strong>of</strong> signs prior to the issuance <strong>of</strong> any sign permit.<br />

The signage for a commercial/ <strong>of</strong>fice building with a single tenant! use and a single building shall be reviewed<br />

and approved by the Planning Department prior to the issuance <strong>of</strong> a sign permit, unless the Planning Director<br />

refers the application and sign plan to the Design Review Board for approval.<br />

3.71 Permanent Signs<br />

Signs shall comply with the approved sign package and shall be fully integrated 'With the design <strong>of</strong> the building<br />

and the site development, reflecting the architecture, building materials, and colors used on the project. Signs<br />

shall consist <strong>of</strong> durable materials resistant to local elements.<br />

A<br />

Wall Signs<br />

1. Aggregate Area Allowance ~ for each business, the maximum area permitted for all wall<br />

signs shall be the greater <strong>of</strong>: a) the sign area permitted under section 3.71 (A)(2) for the longest<br />

frontage <strong>of</strong> the tenant/user suite facing the street, if any, or b) the sign area permitted under<br />

Section 3.71 (A) (2) for the length <strong>of</strong> the tenant! user suite in 'Which the principal entrance to<br />

the business is located. Except as provided in Section 3.71 (A) (4), a minimum <strong>of</strong> thirty-two<br />

(32) square feet in wall sign area shall be allowed per tenant l user.<br />

2. Area allowed per building elevation - the maximum area permitted for any building elevation<br />

for the business shall be one ( 1.0) square foot <strong>of</strong> sign area for each linear foot <strong>of</strong> the building<br />

elevation adjacent to the tenant’s or user's suite. For buildings set back in excess <strong>of</strong> seventy<br />

five (75) feet from the street right-<strong>of</strong>-way line, one and one half (1.5) square feet <strong>of</strong> sign area<br />

shall be allowed for each linear foot <strong>of</strong> building elevation adjacent to the tenant's or user's<br />

suite.<br />

3. Signs on Accessory Entry Monuments - wall signs for center or project identification shall be<br />

permitted on Accessory Entry Monuments for multiple. tenant projects exceeding forty (40)<br />

net acres, subject to Design Review Board approval as part <strong>of</strong> a sign program. Such signs shall<br />

not occupy more than fifty percent (50%) <strong>of</strong> the area <strong>of</strong> the structure. Such signs shall be<br />

located no closer than one hundred (100) feet from any other Accessory Entry Monument sign.<br />

4. Wall Sign Placement - wall signs may be placed on any exterior wall <strong>of</strong> the business suite,<br />

subject to the area allowances for that building elevation and subject to the aggregate area<br />

allowances for all wall signs for the business. For buildings in which a customer entrance is<br />

located on a wall that faces abutting residentially ·zoned property, signs placed on such a wall<br />

shall be non-illuminated, not to exceed sixteen (16) square<br />
