ZONES (DISTRICT CLASSIFICATIONS)<br />

1.41 (R-2) District, Duplex.<br />

This Zoning District is intended to provide for efficient use <strong>of</strong> land and facilities by single-family<br />

attached or detached dwellings taking into consideration existing conditions, including present use <strong>of</strong> land,<br />

present lot sizes, future land use needs, and the availability <strong>of</strong> public utilities. The minimum lot required is<br />

seven thousand (7,000) square feet in area and the minimum lot area required for each dwelling unit is threethousand<br />

(3,000) square feet. The General Plan land use classification for this District is High Density<br />

Residential.<br />

A. Permitted uses.<br />

1. All uses permitted in the Rl-7 District and subject to all restrictions specified for said District,<br />

except as provided herein.<br />

2. Two-family dwellings.<br />

3. Not more than one (1) guest room per dwelling unit.<br />

4. Accessory uses and buildings customarily incidental to the above uses and located on the same<br />

lot therewith.<br />

5. Storage rooms which are incidental or auxiliary to the above uses.<br />

6. Home occupations.<br />

B. Height requirements.<br />

The height <strong>of</strong> buildings shall not exceed thirty (30) feet nor two (2) stories.<br />

C. Yard regulations.<br />

1. Front yard: Same as Rl-8.<br />

2. Sideyard: Same as Rl-8.<br />

3. Rear yard: There shall be a rear yard having a depth <strong>of</strong> not less than fifteen (15) feet.<br />

D. Intensity <strong>of</strong> use regulations.<br />

1. Lot area: There shall be a lot area <strong>of</strong> not less than three-thousand (3,000) square feet for each<br />

dwelling unit.<br />
