CONCLUSION:
Given the marketing exercise that has been undertaken and the information submitted, it is
considered that on balance it has been demonstrated that the public house is no longer
viable and there are no demands for mixed use or other local needs to be met. The proposal
therefore accords with national policy contained in PPS1 and PPS4, and Core Strategy
Policies CS06 and CS10 of the emerging Local Development Framework.
RECOMMENDATION:
APPROVE subject to the imposition of the following condition(s):
1 Condition The development hereby permitted shall be begun before the expiration of
three years from the date of this permission.
1 Reason To comply with Section 91 of the Town and Country Planning Act, 1990, as
amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
2 Condition Prior to occupation of the dwelling hereby approved, the vehicular access
shall be limited to one point (which currently serves the rear parking area) and the
forecourt shall be permanently closed off in a treatment to be agreed in writing by the
Local Planning Authority.
2 Reason In the interests of highway safety in accordance with PPG13.
