12 Condition There are some hard surfaces/driveways within the root protection area
(RPA) of retained trees. These will need to be constructed using no-dig construction
techniques to minimise the impact on the tree roots. There must be no alterations
(addition or removal) to the soil level within the RPA to facilitate the construction of
these areas. The soil must not be smeared or compacted as this will affect its
structure. This must maintain the water and gas porosity of the soil. The submission
must include method statements detailing the techniques employed and the products
used to achieve this, including the specification and dimensions of the products that
are to be used including the base layer and any infill material. This must include a bill
of quantities for the materials. The details must comply with BS 5837:2005.
No development or other operations shall commence on site until details have been
submitted to and approved in writing by the Local Planning Authority. The
development must be implemented in accordance with these agreed details and a
completion report must be submitted when completed.
12 Reason To ensure satisfactory landscape treatment of the site in the interests of visual
amenity. To comply with Policy CS12 of the Borough Council of Kings Lynn and West
Norfolk Emerging Core Strategy 2011.
13 Condition No existing trees, shrubs or hedges within the site that are shown as being
retained on the approved plans shall be felled, uprooted, willfully damaged or
destroyed, cut back in any way or removed for a period of 5 years from the completion
of the development, without the prior written approval of the Local Planning Authority.
Any trees, shrubs or hedges removed without such approval or that die or become
severely damaged or seriously diseased within 5 years from the completion of the
development hereby permitted shall be replaced with trees, shrubs or hedge plants of
a similar species and final size, in the next available planting season, unless the Local
Planning Authority gives written approval to any variation.
13 Reason To ensure satisfactory landscape treatment of the site in the interests of visual
amenity. To comply with Policy CS12 of the Borough Council of Kings Lynn and West
Norfolk Emerging Core Strategy 2011.
14 Condition No part of the development including demolition shall commence until full
details for the arboricultural supervision of tree protection measures and any ground
works within retained tree(s) Root Protection Areas, as specified by BS5837:2005 or
as shown on a Tree Protection Plan have been submitted to and approved in writing by
the Local Planning Authority. The supervisory works shall be carried out in strict
accordance with the details as approved.

Norfolk Emerging Core Strategy 2011.
15 Condition The development hereby approved shall be carried out in accordance with
