completely dominating the neighbouring front garden
� This is a case of over development
� This would adversely affect the sale and value of properties in the area
� Rules apply as to how close such an extension can legally be built to large trees and
this should be barred on those grounds
� This would cause further congestion and safety issues for pedestrians at a point
where there are already six driveways converging on to the road. There is also
ongoing barn conversions/new builds on the Forbes site at the top of the road which
will add to the current situation.

PPS1 - “Delivering Sustainable Development” (2005) sets out overarching policies on the
delivery of sustainable development through the operation of the planning system and
contains advice on design considerations.
Circular 10/97 - “Enforcing Planning Control: Legislative Provisions and Procedural
Requirements” provides comprehensive guidance on enforcement legislation and
procedures.

Policy ENV7: Quality in the Built Environment - Local Development Documents should
require new development to be of high quality which complements the distinctive character
and best qualities of the local area and promotes urban renaissance and regeneration.
PLANNING POLICIES
The King’s Lynn and West Norfolk Local Plan (1998) contains the following saved policies
that are relevant to the proposal:
4/21 - indicates that in built-up areas of towns or villages identified on the Proposals Map as
Built Environment Type C or D development will be permitted where it is in character with the
locality.
