f. Berdasarkan Perjanjian Kerjasama<br />

Pengembangan Lahan yang telah diaktakan<br />

dengan akta notaris Ferdinand Bustani, S.H.,<br />

No. 7 tanggal 4 April 2007, CGM, Anak<br />

Perusahaan, dan PT Bangun Pratama Kaltim<br />

Abadi (BPKA) mengadakan perjanjian<br />

kerjasama pengembangan lahan di Jalan D.I.<br />

Panjaitan, Samarinda, dengan luas lahan ±33<br />

Ha. Dalam perjanjian tersebut, CGM antara<br />

lain berkewajiban untuk melaksanakan<br />

pembangunan dan memasarkan kapling dan<br />

bangunan proyek, sedangkan BPKA memiliki<br />

kewajiban untuk menyediakan tanah untuk<br />

pengembangan. Pembagian hasil penjualan<br />

disetujui berdasarkan persentase tertentu atas<br />

harga jual tanah dan bangunan.<br />

g. Berdasarkan akta perjanjian kerjasama antara<br />

PT Citra Mitra Properti (CMP), anak<br />

perusahaan CR, dengan JO Cipta Arsigriya<br />

(CA) yang telah diaktakan dengan akta notaris<br />

John Dwikora Anton, SH, No.47 tanggal<br />

29 Juni 2007, kedua pihak setuju untuk<br />

membentuk kerjasama kerjasama operasi<br />

yang disebut CA. CA dibentuk dalam rangka<br />

kerjasama pengembangan lahan di Kelurahan<br />

Talang Kelapa, Kecamatan Sukarami, Kota<br />

Palembang dengan luas lahan 1.560.768 m2.<br />

Dalam perjanjian tersebut, CMP antara lain<br />

memiliki kewajiban untuk melaksanakan<br />

pembangunan dan memasarkan kapling dan<br />

bangunan proyek, sementara CA<br />

menyediakan tanah untuk pengembangan.<br />

Pembagian hasil penjualan disetujui<br />

berdasarkan persentase tertentu atas<br />

keuntungan kerjasama operasi.<br />

h. Berdasarkan Perjanjian Pengembangan Lahan<br />

tanggal 30 November 2007, antara PT <strong>Ciputra</strong><br />

Bangun Mitra (CBM), anak perusahaan CGM<br />

dan PT PutraBalikpapan Adiperkasa (PBAP),<br />

para pihak telah setuju untuk mengadakan<br />

perjanjian kerjasama pengembangan lahan di<br />

Jl. MT. Haryono, Komplek Bukit Damai Indah,<br />

Balikpapan dengan luas lahan ±206.035 m2.<br />

Di dalam perjanjian tersebut, CBM antara lain<br />

berkewajiban melaksanakan pembangunan<br />

dan pemasaran kapling dan bangunan proyek,<br />

sementara PBAP menyediakan tanah untuk<br />

pengembangan. Pembagian hasil penjualan<br />

disetujui berdasarkan persentase tertentu atas<br />

harga jual tanah dan bangunan.<br />

f. Based on Cooperation Agreement on Land<br />

<strong>Development</strong> notarized under Deed No. 7<br />

dated April 4, 2007 of Ferdinand Bustani,<br />

S.H., CGM, a subsidiary, and PT Bangun<br />

Pratama Kaltim Abadi (BPKA) agreed to<br />

develop land located at D.I. Panjaitan Street,<br />

Samarinda with total land area of<br />

approximately ± 33 Ha. Based on the<br />

agreement, CGM has the obligation to, among<br />

others, develop and sell the land and project<br />

building, while BPKA has the obligation to<br />

provide the land for development. The<br />

revenue sharing was agreed based on certain<br />

percentage of the sales price of the land and<br />

building.<br />

g. Based on Cooperation Agreement between<br />

PT Citra Mitra Properti (CMP), a subsidiary of<br />

CR, and JO Cipta Arsigriya (CA), which is<br />

notarized under deed No.47 dated June 29,<br />

2007 of John Dwikora Anton, SH, both parties<br />

agreed to form a joint operation, namely CA.<br />

CA was formed in conformity with a land<br />

development agreement in Talang Kelapa<br />

sub-district, Sukarami District, Palembang<br />

covering a total land area of 1,560,768 sqm.<br />

Based on the agreement, CMP has the<br />

obligation to, among others, run the affairs of<br />

the JO and sell the project’s land lots and<br />

building, while CA provides the land for<br />

development. Revenue sharing has been<br />

agreed to be calculated based on certain<br />

percentage of profit from the joint operation.<br />

h. Based on Cooperation Agreement on Land<br />

<strong>Development</strong> dated November 30, 2007<br />

between PT <strong>Ciputra</strong> Bangun Mitra (CBM), a<br />

subsidiary of CGM, and PT PutraBalikpapan<br />

Adiperkasa (PBAP), the parties have agreed<br />

on the development of land on JL. MT.<br />

Haryono, Komplek Bukit Damai Indah,<br />

Balikpapan with total land area of<br />

approximately ± 206,035 sqm. Under this<br />

agreement, CBM has the obligation to, among<br />

others, develop and sell the land and project<br />

building, while PBAP provides the land for<br />

development. The revenue sharing was<br />

agreed based on certain percentage of the<br />

sales price of the land and building.<br />
