Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />

requirements <strong>of</strong> a land survey as set forth in Section 38-51-106, C.R.S. and the<br />

requirements <strong>of</strong> a map/plat as set forth in Section 38-33.3-209, C.R.S., being a part <strong>of</strong> the<br />

<strong>Colorado</strong> Common Interest Ownership Act.<br />

(2) A copy <strong>of</strong> the Condominium Declaration as required by Section 38-33.3-205,<br />

C.R.S., being a part <strong>of</strong> the <strong>Colorado</strong> Common Interest Ownership Act.<br />

(3) A narrative in sufficient detail to the satisfaction <strong>of</strong> the <strong>Town</strong> Planner<br />

demonstrating compliance <strong>of</strong> the condominium project with each <strong>of</strong> the following, as<br />

applicable:<br />

a. <strong>Norwood</strong> <strong>Land</strong> <strong>Use</strong> <strong>Code</strong> Section 1.00, General Provisions<br />

b <strong>Norwood</strong> <strong>Land</strong> <strong>Use</strong> code Section 3.00, Zoning District Regulations<br />

c. <strong>Norwood</strong> land <strong>Use</strong> code Section 4.00, Subdivision Standards<br />

d. <strong>Norwood</strong> <strong>Land</strong> <strong>Use</strong> <strong>Code</strong> Section 5.00, Site Development Standards.<br />

e. <strong>Norwood</strong> <strong>Land</strong> <strong>Use</strong> <strong>Code</strong> Sections 6.06, 6.07 and 6.08, Subdivision<br />

Review Procedures<br />

(f) Final Plat Requirements. In addition to the plat statements specified in Section 6.05 (a) or<br />

6.05A (b), as applicable, the following shall be required on the final condominium plat and shall<br />

be worded substantially as follows:<br />

Heading: The heading <strong>of</strong> the final condominium plat shall include the complete name <strong>of</strong><br />

the condominium subdivision, the lot, block, or land sections, township, range, principal<br />

meridian, “The <strong>Town</strong> <strong>of</strong> <strong>Norwood</strong>, <strong>San</strong> <strong>Miguel</strong> <strong>County</strong>, <strong>Colorado</strong>.” Also, where applicable, the<br />

United States mineral claim name, number and mining district shall be shown.<br />

<strong>Land</strong> Surveyor’s Certificate: I( printed name <strong>of</strong> land surveyor) being a Registered <strong>Land</strong><br />

Surveyor in the State <strong>of</strong> <strong>Colorado</strong>, do hereby certify that this plat and survey <strong>of</strong> (NAME OF<br />

CONDOMINIUM SUBDIVISION IN CAPITAL LETTERS) was made by me and under my<br />

supervision and that both are accurate to the best <strong>of</strong> my knowledge.<br />

<strong>County</strong> Treasurer’s Certificate: I certify that according to the records in the <strong>San</strong> <strong>Miguel</strong><br />

<strong>County</strong> Treasurer’s <strong>of</strong>fice, there are no liens against the property included in the subdivision, or<br />

any part there<strong>of</strong>, for unpaid state, county or municipal ad valorem taxes or special assessments<br />

certified to the <strong>County</strong> Treasurer for collection.<br />

(g) Condominium Conversion. In the case <strong>of</strong> an application to convert an existing structure<br />

or development to condominium units, the owner <strong>of</strong> such property shall demonstrate that the<br />

following requirements have been or will be met:<br />

(1) The structure or development subject to the proposed condominium conversion<br />

meets current <strong>of</strong>f street parking requirements for the underlying zone district found in<br />
