Development Applications<br />

Simultaneously with the filing <strong>of</strong> the annexation submission, the petitioner may file additional<br />

development applications for the property proposed for annexation. Any development<br />

applications and all proceedings taken thereon shall conform to the requirements <strong>of</strong> this <strong>Land</strong><br />

<strong>Use</strong> <strong>Code</strong> and shall be in addition to the requirements <strong>of</strong> this Section 6.12. The processing <strong>of</strong> the<br />

annexation submission, rezoning and other development applications may proceed concurrently,<br />

but applications and approvals must be sequenced and processed according to the requirements<br />

<strong>of</strong> the <strong>Norwood</strong> <strong>Land</strong> <strong>Use</strong> <strong>Code</strong> and the Act. See also Section 4.01(c)(3).<br />

(f)<br />

Referrals; Staff Evaluation<br />

Upon receipt <strong>of</strong> a complete annexation submission and payment <strong>of</strong> the filing fee, the original <strong>of</strong><br />

the submittal shall be retained by the <strong>Town</strong> Clerk and copies shall be distributed to:<br />

(1) The <strong>Town</strong> Planner/Consultant (one copy)<br />

(2) <strong>Town</strong> Engineer/consultant (one copy)<br />

(3) <strong>Town</strong> Public Works Director (one copy)<br />

(4) <strong>Town</strong> Attorney (one copy)<br />

(5) <strong>San</strong> <strong>Miguel</strong> Power Association or other power company (one copy)<br />

(6) Natural Gas company (one copy)<br />

(7) Telephone company (one copy)<br />

(8) R-2 School District (one copy)<br />

(9) <strong>Norwood</strong> Water Commission (one copy)<br />

(10) <strong>Norwood</strong> <strong>Town</strong> Clerk (one copy for public record)<br />

(11) <strong>Norwood</strong> fire district (one copy)<br />

(12) US Postal Service (one copy)<br />

(13) Any other agencies as determined appropriate by the <strong>Town</strong> Planner<br />

No later than ten (10) days before the meeting <strong>of</strong> the Planning and Zoning Commission as<br />

provided for in subsection (h) each person or agency listed herein shall submit its comments<br />

and/or recommendation on the proposed annexation.<br />

The <strong>Town</strong> Planner shall review the annexation submission; comments received from referral<br />

agencies, the Standards for Annexation, and all other relevant information and shall provide a<br />

written report <strong>of</strong> his or her evaluation and recommendations to the Planning and Zoning<br />

Commission prior to the meeting provided for in subsection (h).<br />

(g)<br />

Reimbursement <strong>of</strong> Costs<br />

The petitioner shall reimburse all <strong>of</strong> the <strong>Town</strong>’s actual costs <strong>of</strong> reviewing and processing any<br />

annexation request. At any time during the review process, the <strong>Town</strong> may employ pr<strong>of</strong>essional<br />

consultants to assist the Planning Commission and Board <strong>of</strong> Trustees in their review <strong>of</strong> the<br />
