NOTE 1: Restriction on Residential Dwellings.<br />
No residential use as defined in Section (b) or (c) above, as <strong>Use</strong>s Permitted by Right (b) or <strong>Use</strong>s<br />
permitted as Conditional <strong>Use</strong>s (c) shall be permitted within the first or ground floor <strong>of</strong> a building<br />
or structure (that floor which is closest to the elevation <strong>of</strong> the adjacent street), unless such use is<br />
setback an average <strong>of</strong> thirty-five (35') from the front exterior wall <strong>of</strong> the building or structure as<br />
measured perpendicularly from the front exterior wall. In no case shall such use be closer than<br />
twenty feet (20') from the front exterior wall. For the purposes <strong>of</strong> this section, the "front exterior<br />
wall" <strong>of</strong> building or structure shall mean that wall which establishes the front yard, or in the<br />
absence <strong>of</strong> a front yard, the front lotline. Also, for the purpose <strong>of</strong> this section, the "front lotline"<br />
shall mean the frontage along the street with the shortest linear frontage for lots which have more<br />
than one street frontage. Provided, however, that single family and duplex units located in areas<br />
zoned B-1 to the east <strong>of</strong> Market Street and to the west <strong>of</strong> Spruce Street need not comply with the<br />
setback requirements provided for herein.<br />
(d) Temporary uses. The following uses shall be permitted in the B-1, Business Center<br />
District only upon approval <strong>of</strong> a temporary use permit in accordance with the procedures and<br />
standards <strong>of</strong> Sec. 6.17 , Temporary use permits.<br />
Field <strong>of</strong>fice, temporary<br />
Building material yard/construction <strong>of</strong>fice, temporary<br />
Sales trailer, temporary, subject to Sec. 3.05(d)(7)<br />
(e) Minimum lot area. The minimum lot area in the B-1, Business District shall be five<br />
thousand (5,000) square feet; seven thousand-five hundred (7,500) square feet for single family<br />
dwelling units and five thousand (5,000) square feet per duplex dwelling unit.<br />
(f) Minimum lot width. There shall be no minimum lot width for non-residential and<br />
mixed use projects in the B-1 Zone District. The minimum lot width for residential uses in the<br />
B-1, Business District shall be as follows, subject to Sec. 3.06(d):<br />
(1) Forty-eight feet (48') for single-family dwellings, and<br />
(2) Sixty feet (60') for all other residential uses .<br />
