Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />
cottage dwelling unit shall abut common open space. All cottage dwelling units shall be<br />
within sixty (60) feet <strong>of</strong> common open space and the common open space shall have<br />
cottage dwelling unit abutting at least fifty percent <strong>of</strong> its boundaries.<br />
h. Parking shall be provided for each cottage dwelling unit as follows:<br />
1. Units less than 750 square feet: one space<br />
2. Units 750 square feet or greater: two spaces<br />
i. The rules and regulations <strong>of</strong> the <strong>Norwood</strong> Water Commission, <strong>Norwood</strong><br />
<strong>San</strong>itation District and the <strong>Norwood</strong> Fire Protection District shall apply to all cottage<br />
housing developments.<br />
j. The floor area shall not be increased following construction.<br />
k. Approval <strong>of</strong> a condominium subdivision by the <strong>Town</strong> <strong>of</strong> <strong>Norwood</strong> Board <strong>of</strong><br />
Trustees. The condominium shall include covenants to guide design and use and a<br />
phasing plan for development.<br />
l. The town grid pattern shall be respected in site plans.<br />
m. A phasing plan shall be submitted for the project.<br />
(18) Community Center. A Community Center may be permitted as a conditional use subject<br />
to the following conditions:<br />
a. The use provides adequate <strong>of</strong>f-street parking. At a minimum, one space shall be<br />
provided for every five hundred square feet <strong>of</strong> usable floor area and one space per four<br />
seats <strong>of</strong> auditorium area.<br />
b. The use will be compatible with the surrounding uses allowed in the zone district.<br />
c. Lighting will be screened.<br />
d. Noise will not interfere with the surrounding uses allowed in the zone district.<br />
e. Adequate provision has been made in the design and/or the location <strong>of</strong> the<br />
building for loading and unloading <strong>of</strong> people, equipment and supplies.<br />
f. Hours <strong>of</strong> operation do not exceed 8 a.m. to 9 p.m, or as conditioned by the <strong>Town</strong><br />
in its review to minimize impacts on surrounding uses.<br />
g. The access and streets in the vicinity <strong>of</strong> the site are adequate for the use.<br />
h. Except at private, invitation-only functions, no alcohol may be served except<br />
