Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />

the mobile home park.<br />

n. Mobile home parks and mobile home subdivisions shall connect to the sanitary<br />

sewer system <strong>of</strong> the <strong>Norwood</strong> <strong>San</strong>itation District. All utility lines shall be installed<br />

underground.<br />

o. Each mobile home park or mobile home subdivision shall include a recreational<br />

area and facilities for the use and enjoyment <strong>of</strong> the residents encompassing an area <strong>of</strong> ten<br />

percent (10%) or two (2) acres, which ever is less, <strong>of</strong> the total area <strong>of</strong> the mobile home<br />

park or mobile home subdivision. Lawns, parking, driveways, accessway, streets, etc<br />

shall not be considered part <strong>of</strong> the required recreational area and facilities.<br />

p. Notwithstanding any other provision <strong>of</strong> this chapter, mobile home sites in mobile<br />

home parks and mobile home lots within mobile home subdivisions shall be developed<br />

according to the area regulations for mobile home dwellings set forth in Sec. 3.09, MH,<br />

Mobile Home District regulations, except as such standards may be modified by more<br />

restrictive conditions imposed by the Board <strong>of</strong> Trustees in a Planned Unit Development<br />

Overlay District.<br />

q. All parks and individual mobile home sites shall be provided with safe,<br />

convenient, all season pedestrian access <strong>of</strong> adequate width for the intended use.<br />

r. The minimum size <strong>of</strong> a mobile home park or subdivision shall be five (5) acres.<br />

(7) Sales trailer, temporary. A temporary use permit may be issued by the Planning and<br />

Zoning Commission for a mobile <strong>of</strong>fice trailer used while model homes are being constructed,<br />

subject to the following conditions:<br />

a. A temporary permit allowing sales from a mobile <strong>of</strong>fice trailer may be issued for a<br />

period not to exceed one hundred twenty (120) days from approval <strong>of</strong> a Zoning<br />

Development Permit, with no extensions, while permanent model homes are being<br />

constructed.<br />

b. The trailer shall not be used for living or sleeping purposes.<br />

c. Skirting shall be installed around the trailer to conceal the undercarriage.<br />

d. The trailer shall be located in a platted subdivision on a lot that is owned by the<br />

applicant/builder and shall not be located within a required front yard.<br />

e. A building permit must be issued for the model home at the time <strong>of</strong> the temporary<br />

permit for the trailer.<br />

(8) Stable, private. A private stable shall be located on a lot or tract containing a minimum<br />

<strong>of</strong> two (2) acres <strong>of</strong> land and shall be set back from all adjacent property lines at least fifty feet.<br />
