Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />

(g) Minimum floor area per dwelling unit. The minimum floor area per dwelling unit in<br />

the B-1, Business District shall be as follows, subject to Sec. 3.06(e):<br />

(1) Eight hundred (800) square feet per single-family dwelling unit,<br />

(2) Five hundred (500) square feet per duplex dwelling unit, and<br />

(h) Minimum front yard. The minimum front yard setback for residential uses in the B-1,<br />

Business District shall be as follow fifteen feet (15') and no requirement for nonresidential and<br />

mixed use structures, subject to Sec. 3.06(f).<br />

(i) Minimum side yard. The minimum side yard setback in the B-1, Business District shall<br />

as follows, subject to Sec. 3.06(g):<br />

(1) None for non-residential and mixed use structures with masonry exterior walls,<br />

subject to Sec. 5.04(c), and<br />

(2) Ten feet (10') for all residential uses.<br />

(j) Minimum rear yard. The minimum rear yard in the B-1, Business District shall be none<br />

(0') for single family dwellings and duplex structures, and ten feet (10’) from centerline <strong>of</strong> alley<br />

for non-residential, commercial uses, mixed and multi-family dwellings, for property adjacent to<br />

an alley for which an easement or dedication <strong>of</strong> property has not been granted to the <strong>Town</strong><br />

subject to Sec. 3.06 (h). All structures shall be setback a minimum <strong>of</strong> five feet (5’) for ingress<br />

and egress.<br />

(k) Maximum lot coverage. The maximum lot coverage in the B-1, Business District shall<br />

be twenty-five percent (25%) for single family and duplex residential uses up to one hundred<br />

percent (100%) for all non-residential, multi-family, and mixed use structures, subject to Sec.<br />

3.06 (i).<br />

(l) Maximum height. The maximum height <strong>of</strong> buildings and structures in the B-1, Business<br />

District shall be twenty-five feet (25') for single family and duplex residential uses and thirty-five<br />

(35') for all other uses, subject to Sec. 3.06 (j).<br />

(m) Minimum floor area per unit. The minimum floor area per single family dwelling in<br />

the B-1, Business District shall be eight hundred (800) square feet, five hundred (500) per duplex<br />

dwelling unit, subject to Sec. 3.06(e).<br />
