Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />

(3) Two thousand eight hundred (2,800) square feet per multi-family dwelling unit.<br />

(4) Three thousand (3,000) square feet per mobile home dwelling unit.<br />

(5) two thousand five hundred (2,500) square feet per cottage dwelling unit, provided<br />

no less than four units nor more than nine units may be nine cottage units may be located<br />

in a given application.<br />

(i) Minimum lot width. The minimum lot width for non-residential uses shall be forty feet<br />

(40') in the PUD, Planned Unit Development Overlay District and for residential uses the<br />

minimum lot width shall be as follows, subject to Sec. 3.06(c):<br />

(1) Forty feet (40') for single-family dwellings, and<br />

(2) fifty feet (50') for duplex and multi-family dwellings, and<br />

(j) Minimum front yard. The minimum front yard setback requirement shall be fifteen feet<br />

(15') in the PUD, Planned Unit Development Overlay District, subject to Sec. 3.06(f). Where the<br />

front yard is not specified for an approved PUD, the minimum front yard shall be established<br />

according to the standards <strong>of</strong> the underlying zone district.<br />

(k) Minimum side yard. The minimum side yard requirements in a PUD, Planned Unit<br />

Development Overlay shall be as established by the approved PUD. Where the side yard is not<br />

specified for an approved PUD, the minimum side yard shall be established according to the<br />

standards <strong>of</strong> the underlying zone district.<br />

(l) Minimum rear yard. The minimum rear yard in a PUD, Planned Unit Development<br />

Overlay District shall be established by the approved PUD. Where the rear yard is not specified<br />

for an approved PUD, the minimum side yard shall be established according to the standards <strong>of</strong><br />

the underlying zone district. The minimum rear yard for multi-family dwellings in Planned Unit<br />

Development Overlay Districts shall be as follows:<br />

(1) Ten feet (10') from the foundation line to the rear property line. For cottage<br />

housing developments, five (5) feet from the rear or side property line.<br />

(2) On lots backing up to any other single-family residential district, and not<br />

separated by a public street, a minimum rear yard <strong>of</strong> twenty feet (20') shall be provided.<br />

(3) A minimum distance <strong>of</strong> ten feet (10') from foundation line to foundation line shall<br />

be provided between all buildings.<br />

(m) Maximum lot coverage. The maximum lot coverage in the PUD, Planned Unit<br />

Development Overlay District shall be fifty percent (50%) for all uses except for cottage housing<br />

developments, which shall be forty (40) percent, subject to Sec. 3.06(i).<br />
