Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />

pursuant to a valid special events liquor license.<br />

(19) Medium density within the R-1 Zone District, manufactured housing and/or<br />

mobile home parks and subdivisions, and trailer parks may be permitted as a Special <strong>Use</strong><br />

subject to meeting the following standards:<br />

a. The use is compatible with the surrounding neighborhood.<br />

b. Roads accessing the development are adequate for traffic generated by the<br />

use or the applicant’s plan for mitigating the impacts is acceptable to the <strong>Town</strong>.<br />

c. Impacts associated with the use such as but not limited to traffic, parking<br />

and noise are adequately mitigated through measures included in the applicant’s<br />

plan.<br />

d. The development provides a variety <strong>of</strong> model or building types that are<br />

compatible with the surrounding neighborhood.<br />

e. The plans are designed to break up the scale <strong>of</strong> the project and to provide<br />

visual diversity.<br />

f. The project is located adjacent to or close enough to the <strong>Town</strong>’s<br />

commercial core, schools and other services so as to minimize vehicle use.<br />

g. The use can be designed and constructed to achieve compatibility with the<br />

surrounding environment and in harmony with the site’s environmental<br />

characteristics.<br />

h. Utilities in the vicinity <strong>of</strong> the property are adequate to serve the<br />

development or the applicant can bring the utilities to a level <strong>of</strong> service to serve<br />

the development without negatively affecting existing utility users.<br />
