Chapter 7: <strong>Land</strong> <strong>Use</strong> <strong>Code</strong><br />
(e) Minimum lot area per dwelling. The minimum lot area per dwelling unit in the MD,<br />
Medium Density Residential District shall be as follows, subject to Sec. 3.06(c):<br />
(1) Thirty-five hundred (3,500) square feet per single-family unit, and<br />
(2) Thirty-five hundred (3,500) square feet per duplex dwelling unit, and<br />
(3) Two Thousand five hundred (2,500) square feet multi-family dwelling<br />
unit.<br />
(4) Two thousand five hundred (2,500) square feet per Cottage Housing Unit.<br />
(f) Minimum lot width. The minimum lot width in the MD, Medium Density Residential<br />
District shall be as follows, subject to Sec. 3.06(d):<br />
(1) forty feet (40') for single-family dwellings, and<br />
(2) sixty feet (60') for duplex or multi-family dwellings.<br />
(g) Minimum front yard. The minimum front yard setbacks for all uses in the MD,<br />
Medium Density Residential District shall be fifteen feet (15'), subject to Sec. 3.06(f).<br />
(h) Minimum side yard. The minimum side yard setbacks for all uses in the MD, Medium<br />
Density Residential District shall be an average <strong>of</strong> ten (10) feet but no less than five (5) feet,<br />
subject to Sec. 3.06(g).<br />
(i) Minimum rear yard. The minimum rear yard setbacks in the MD, Medium Density<br />
Residential District shall be as follows, subject to Sec. 3.06(h):<br />
(1) none (0') for single family dwellings, duplex dwellings, non-residential<br />
and mixed uses when the rear yard is adjacent to an alley, and<br />
(2) ten feet (10') for multi-family dwellings and for all uses when the rear yard<br />
is not adjacent to an alley.<br />
(3) For Cottage Housing Developments, the setback shall be an average <strong>of</strong> ten<br />
(10) feet but no less than five (5) feet.<br />
(j) Maximum lot coverage. The maximum lot coverage in the MD, Medium Density<br />
Residential District shall be forty-five (45%) percent for single family and Cottage Housing<br />
Development uses and forty percent (40%) for all other uses, subject to Sec. 3.06(i).<br />
(k) Maximum height. The maximum height <strong>of</strong> buildings and structures in the MD, Medium<br />
Density Residential District shall be thirty feet (30') for all uses, subject to Sec. 3.06(k). Cottage<br />
