- 248 -Opportunities and NeedsPotential future development of interpretive facilities/tours at Mistaken Point, Cape Race,Witless Bay, as well as the East Coast Trail will encourage more visits to this area andextended stays. Without appropriate accommodation these visitors will be forced to return toSt. John’s and this region will not get the economic benefits associated with overnight stays. As such demand evolves, there will be an increasing need for more accommodations in thesouthern Avalon area.° There appears to be an opportunity in this region to establish demand influencing styleaccommodation property(s) that also fill the gap in terms of the types, character andquality of accommodation available in the area. (See Section 9 for definitions and theintroduction to this section on accommodations for cautions and caveats). We see theopportunity being for a demand influencing style accommodation of good quality, withdining, catering to the touring market wanting to stay in the area rather than in St. John’s,as well as the outdoor/adventure market, the East Coast Trail market and also the getawaymarket from the St. John’s area regional resident market.° There may also be an opportunity for additional accommodation properties of characterand with appropriate services for the hiking market (e.g. more rustic and basicaccommodations with packages offered for hikers, early morning breakfasts, places tostore hiking equipment, etc.). As the East Coast Trail is completed and becomes moreestablished as a destination hiking trail, it is anticipated that there will be increaseddemand for accommodation in this area.Zone 19:Capital Coast (St. John’s & area)SupplyZONE 19 – Capital CoastNumber of Number 1 – 1.5 Star 2 – 2.5 Star 3 – 3.5 Star 4 – 4.5 StarProp’s of Units Prop’s Units Prop’s Units Prop’s Units Prop’s UnitsHotel/Motel 15 1652 0 0 9 599 4 476 2 577B&Bs 25 67 0 0 12 27 7 22 6 18Cottages 17 135 2 17 8 92 6 24 1 2B&Bs/Inns 21 119 0 0 6 31 2 16 13 72Total 78 1,973 2 17 35 749 19 538 22 669% Of each2.6% .9% 44.9% 38% 24.4% 27.3% 28.2% 33.9%typeRegion 139 2,316 0 0 54.7% 43.8% 25.2% 26% 20.1% 30.2%(Avalon)Province 550 7,121 3.5% 2% 60.5% 57.3% 25.8% 29% 10.1% 11.7%° St. John’s has some 28% of the accommodation supply in the province, and a significantportion of the supply at the 4 – 4.5 star level° The city has a good mix of types of properties and star grade levels including a number ofprofessional B&Bs properties at the 4 – 4.5 star levelTHE ECONOMIC PLANNING GROUP of Canada Newfoundland & Labrador Tourism Product DevelopmentD.
