56. UTILITY [I-4]The intent of this Zone is to accommodate installations related to gas and electricaldistribution utilities.(1) Permitted UsesThe following Uses and no others are permitted:(a)(b)(c)Gas pressure reduction facilityElectrical substation facilityCommunication facility.(2) Conditions of UseNotwithstanding Section 56(1), all facilities and operation of said facilities shallconform to the regulations established by the Authority Having Jurisdiction. A Usewhich is offensive or noxious because of odour, dust, smoke, gas, noise, vibration,heat, glare, electrical interference or is a nuisance beyond the limits of the Parcel onwhich the Use is located shall not be permitted.(3) Floor AreaThe Floor Area of an Accessory Building shall not exceed 5% of the Lot Area.(4) Building and Structure Height(a)No Accessory Building shall exceed a Height of 7.5 metres(5) Siting Requirements(a)(b)(c)No Building shall be located within 7.5 metres of a Lot Line that is shared witha Parcel Zoned for a residential Use.Front Setback: No Building shall be located within 7.5 metres of the Front LotLine.Exterior Side Setback: No Building shall be located within 4.5 metres of anExterior Side Lot Line.(6) Screening and Landscaping(a) Screening and Landscaping shall be provided in accordance with Section 23.(b)Landscaping shall be provided along the entire Front Lot Line for a minimumwidth of 7.5 metres except for points of ingress and egress. In the case of aCorner Lot, the exterior Side Yard Setback of 4.5 metres shall also belandscaped except for points of ingress and egress.PART 5 - 74
