67.38 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 49 [CD NO. 49]In that Zone designated as CD No. 49 [Comprehensive Development District No. 49],no Building or Structure or part thereof shall be erected, constructed, placed,maintained or used and no land shall be used except in accordance with and subjectto the regulations contained in or incorporated by reference into this Part, or otherwiseby this bylaw made applicable to this Part.(1) Permitted UsesThe following Uses and no others shall be permitted within ComprehensiveDevelopment District No. 49:(a) Apartment Residential(b) Townhouse Residential(c) Home Occupation(d) Park(e) Single Family Residential(2) Development Area and Conservation AreaFor the purposes of this zone “Schedule B” of this Bylaw sets out the generallocation of the Development and Conservation Areas.(3) Parcel Size(a) No Parcel within the Development Area of this zone shall be created withless than 2500 square metres in Area.(b) Subdivision shall not be permitted in the Conservation Area of this zone.(4) Number of BuildingsMore than one building is permitted on a parcel.(5) Lot CoverageThe aggregate lot coverage of any and all buildings on parcels in this zone,excluding balconies, shall not exceed 15%.(6) Maximum Floor AreaThe maximum combined Floor Area of all buildings within this zone shall notexceed 17,350 square metres.(7) Siting Requirements(a)No Building shall be located within 9 metres of Dunsmuir Road.(b)No Building shall be located within 9 metres of an Interior or ExteriorSide Lot Line.
